Queensland based developer, Holm Developments, is gearing up to break ground on its second venture in the Tweed Coast, Kai Kingscliff – the first luxury beachfront project of its kind underway for the region.

Whilst other projects for the area are touted in the market, demolition has officially commenced on site of Kai Kingscliff, paving the way for the start of construction next month. Kai Kingscliff is Holm’s second venture in the region, the first being the $79 million Pama in Casuarina which is 95% sold and due for completion in the third quarter of this year. Start of demolition for Kai follows the appointment of Infinitec, a multi-disciplined construction and engineering company with more than 40 years’ experience, as contract builder for the project.

“We’re thrilled to announce that early works are officially underway on our second project on the Tweed Coast,” said Holm Developments Managing Director, Godfrey Esmonde.

“With sales on the board and funding in place, our team is now moving quickly to bring this exciting new project to Kingscliff as soon as possible, with construction anticipated to get under way next month in April.”

Nestled along the pristine shores of Dreamtime Beach, just north of the Kingscliff strip, Kai Kingscliff comprises a limited collection of 14 beachfront residences, topped by three spacious penthouses that will make the most of the rare beachfront location. The project also features three spacious ground-floor residences, all of which boast either a front or rear yard and span between an impressive 332 sqm to 447 sqm. Known for its commitment to crafting iconic developments that seamlessly blend with their surroundings, Holm Developments has brought its passion to the forefront once again.

“For us as a company, we need to be passionate about what we deliver and where it’s delivered, nothing invokes that passion more than iconic locations such as Kingscliff,” said Mr Esmonde.

“When people look at our projects to date, they will see developments where the natural beauty and amenity of the location do the talking for us."

“I want our projects to enhance these locations but not overpower, the star of the show shouldn’t be the development or the developer, it should be the combination of the architecture and interior design blending seamlessly with the natural environment to create a truly remarkable outcome enjoyed by the few lucky enough to reside in such a location.”

Designed by acclaimed Brisbane firm Tim Stewart Architects, Kai Kingscliff will deliver an exclusive collection of three- and four-bedroom residences that have been crafted to integrate seamlessly with the natural environment. Each residence offers open-plan living areas with large balconies providing rainforest views.

“Holm Developments have engaged Tim Stewart Architects to tailor a design that maximises this sensation of having the rainforest and beach elements at your fingertips,” said Senior Director of CBRE Gold Coast, and the selling agent for the project, Nicholas Clydsdale.

“Kai Kingscliff is the quintessential coastal address for a life that nourishes the soul.

"Situated just a stone’s throw from Kingscliff village, this boutique offering sits on the cusp of Dreamtime beach and offers the very best in penthouse-style living.

“The sheer size and sophistication of these spaces sets these apartments apart.

"Large balconies, massive doors that open into the dining room, crossflow ventilation throughout, balconies off the master bedrooms that look out into the hinterland, wherever you look there is a fantastic outlook."

Residents will also have exclusive access to a resort-style pool and leisure area on the ground floor, which will also feature an outdoor shower, well-appointed lobby, and a bike and surfboard storage area.

Even prior to the commencement of construction, Kai Kingscliff has captured the imagination of discerning buyers. A strategic whisper campaign during the holiday season resulted in the sale of a $4.65 million penthouse to a local buyer, captivated by the unparalleled allure of Dreamtime Beach.

"The allure of Kai Kingscliff extends far beyond the bricks and mortar," Mr Clydsdale stated.

“The buyer fell in love with its location on Dreamtime beach, sitting at the foot of the rainforest and flowing onto the beach, there is no comparable location in Northern NSW or Gold Coast.”

Kai Kingscliff will feature a secure underground car parking area and private storage facilities in the basement.
