Luxury living in Melbourne’s east is about to be reimagined with the launch of Maleela Rise, a $100M boutique new address in Balwyn from Chapter Group, created in collaboration with James Packer-backed NPACT and Gersh Investment Partners.

Drawing on decades of international hospitality leadership, including spearheading the development team at Crown Resorts from 2007 to 2022, Todd Nisbet, founder and CEO of NPACT, has drawn from his renowned development lens to help create a residence designed for comfort, wellbeing, and genuine community connection.

This isn’t your typical downsizer product. With just 31 oversized apartments, Maleela Rise takes direct cues from the luxury hotel world. Think concierge, wellness retreat with infrared saunas, wine cellar, and a club lounge that wouldn’t be out of place in a five-star resort.

Drawing on his 30 years of experience, Todd believes, “If you have a truly great site, you can deliver a special project, and one that will stand the test of time.

Residences feature stunning open plan living rooms

Maleela Rise was conceived by its development partners as a new offering to the Melbourne residential landscape — a boutique, residential building in a truly suburban setting, which offers residents a lifestyle and experience akin to a five-star resort.

Designed by Cera Stribley with interiors by Studio Tate and landscaping by Jack Merlo, the project offers 31 luxuriously appointed residences and features amenities rarely seen in developments of this scale. Upon entry, residents will be welcomed into a lobby with a concierge, curated library, and an elegant lounge, offering the kind of seamless arrival experience usually reserved for luxury hotels. 

At the heart of the building lies the Club Lounge, a vibrant communal space designed for connection and celebration. A dedicated catering kitchen and a feature bar with striking stone detailing anchors the space, offering a setting for casual drinks or a place to celebrate milestones.

The wellness retreat takes cues from luxury environments like Hotel Chadstone, also designed by Studio Tate, and is designed to rejuvenate the mind and body with a gym, traditional and infrared saunas, and a rain shower. Inspiring a sense of calm, it features warm, earthy textures, marble accents, and soft, moody lighting.

“We have looked at global research into longevity and wellbeing, and all of the private facilities at Maleela Rise are designed to enhance both personal well-being and community connection,” said Dean Lefkos from Chapter Group.

“Normally, to be part of a building with this level of amenity and service, you would need to be looking at East Melbourne or St Kilda Road, and in a building far larger than 31 apartments.

“We had been wanting to bring that elevated luxury experience to the eastern suburbs, and when we found this site, in such a quiet and leafy street, and in the Reid Estate, we knew this was our chance. 

“We then assembled a world-class team to help design the project. We’re fortunate to be guided by Todd’s decades of experience within the luxury resort space, which is further complemented by Studio Tate and Cera Stribley, both of whom are leaders within the architecture and interior world and design spaces that are deeply rooted in how people live, work, and play.”

The exterior is crafted with timeless Australian modernism in mind, integrating subtle references to Balwyn’s Georgian and Tudor heritage with classic cream brickwork that creates a simple and elegant facade. Internally, apartments feature generous ceiling heights, a butler’s pantry that acts as a second kitchen, and the majority of apartments offer a designated study or separate living space that can be closed off.

Architectural finishes have been brought inside, including bronze metal work, that complements an understated palette of muted tones and refined materials. Understanding the importance of outdoor living, many residences feature expansive terraces that bridge the gap between traditional housing and apartment living, with one exclusive apartment offering a private rooftop retreat complete with its own pool.

Maleela Rise offers two-bedroom apartments priced from $1.7 million, three-bedroom apartments priced from $2.6 million, and five penthouses starting from $5.6 million.
