A rare address taking shape

Bilinga has long been the quieter side of the southern Gold Coast. Tucked between Coolangatta and Palm Beach, it’s a neighbourhood that people who know the coast have quietly loved for its unhurried pace, beach access, and resistance to overdevelopment.

New supply here is rare. That’s part of what makes this moment worth noting.

Designed by award-winning architecture firm Rothelowman, Bilinga House rises 10 storeys with 47 two- and three-bedroom homes. The white facade, bronze accents, and cascading greenery are already distinctive on the street – a considered response to the coastline it sits 200 metres from.

What’s being built

Inside each home, the brief was straightforward: maximise light, maximise ventilation, and use materials that feel right for where you are.

The result? Engineered timber flooring, stone benchtops, and custom joinery carry through every residence. Open-plan living flows to private balconies, with select layouts offering a multi-purpose room and butler's pantry.

Rothelowman’s senior project leader Matthew Tencate said the design centres on liveability and a genuine sense of community, not just private amenity, but shared spaces residents will actually use.

“Providing curated on-site amenities and communal spaces for residents that facilitate a sense of community, liveability, and wellness,” said Matthew.

Ground floor amenities include a resort-style pool, sauna, gym, BBQ and alfresco dining, plus surfboard storage and bicycle facilities. They’re practical additions for those who live here, and appealing for those who plan to visit.

Who’s buying and why

The near-50% sell-out before a sod was turned tells its own story. Bilinga House has drawn three distinct kinds of buyers: those after a permanent coastal address, those looking for a lock-and-leave retreat, and investors drawn to a tightly held pocket of the Gold Coast where new supply rarely appears.

“Bilinga House is designed for those who want the best of both worlds – a modern beachside escape with the flexibility to generate income when you’re not there,” said Jason Yuen, director of Centa Property Group.

Three accessible apartments are also included in the mix – a detail worth noting and one that speaks to how the building has been thought through.

The neighbourhood doing the rest

Gold Coast Airport is three minutes away. The Oceanway connects Bilinga to Coolangatta's surf and cafés in one direction and Palm Beach and Burleigh's dining scene in the other. Byron Bay is just over an hour south.

It’s a location that doesn’t need much explaining, which might be exactly why buyers have been quick to secure their own slice of paradise here.

With two- and three-bedroom homes still available, you can do the same.
