Some developments begin with a site. MYST began with a memory.

Frank Licastro, managing director of Frank Developments, has a long personal history with North Burleigh. It was where he proposed to his wife on the beach and, during the three years it took to acquire MYST’s site, he and his family lived in the original building. Driving down on Friday afternoons with their daughter, having dinner at the surf club across the road, walking the dogs to the beach on weekend mornings, Frank knew the lifestyle was already there. The home he wanted to build within it wasn’t, not yet.

“The inspiration for MYST started about four years ago,” Frank said.

“A lot of it came from the natural beauty of North Burleigh, the connectivity to the lifestyle surrounding, and the Pacific Ocean, which is right at your doorstep.

“MYST has been an exciting journey for me personally.”

Now, the development that was once a vision is under construction, and due to complete next year.

A rare kind of quiet

With just two residences across each of MYST’s 18 levels, residents will never share a floor with more than one neighbour. It’s a scale that’s unusual on the Gold Coast, and intentional.

Each four-bedroom residence spans a half-floor with dual living zones and 245 square metres of internal space, proportions that read more like a house than an apartment. For Luke Henderson, co-founder of BYculprit., the starting point was straightforward. “The Pacific Ocean was the natural inspiration for MYST,” he says.

“People are drawn to the ocean because of the way it makes them feel – it refuels them, gives them positivity, makes them feel calm, joyful, energetic.”

That feeling guided every material and spatial decision. The intent was for MYST to feel more natural than architectural – a sense of movement and rhythm rather than hard geometry. Interiors are anchored by travertine, expansive oak timber flooring, polished nickel detailing, and Miele appliances throughout. The palette is coastal without being literal.

The balconies carry the same thinking. Inspired by Burleigh’s cove, each is shaped with a gentle concave curve, providing shade, shelter from the wind, and separation from neighbours, all while showcasing the sweeping views. Full-height glazing connects inside to out, and the dual living zones mean the space genuinely flexes depending on how it’s being used.

A neighbourhood worth knowing

North Burleigh sits in a particular sweet spot on the Gold Coast, close enough to Burleigh Heads to access everything James Street offers, but far enough that the streets stay residential and unhurried. It’s no wonder that this locale is so highly desired.

From MYST, The North Burleigh Surf Club is 25 metres from the front door, the beach is 50 metres, and James Street is 1.9 kilometres away or a 24-minute walk by the beach.

“The Esplanade at Burleigh, I believe, is a world-class destination,” Frank said.

“The lifestyle is second to none, underpinned by a vibrant community that gives North Burleigh its unmistakable warmth and character.

“Everything’s within walking distance to restaurants, cafes, and North Burleigh Surf Club across the road.

The podium amenity is built around that way of living. Walk the dog to the beach and come back through the wash bay. Rinse the board in the dedicated surfboard storage area.
