Construction commences on 151-Home Woodvale Village masterplan at Forest Lake

Marquee, Cohere and LHPP have broken ground on Woodvale Village, a $100 million masterplanned community at Forest Lake set to deliver 151 new homes and accelerate housing supply for first home buyers and families across Brisbane.

The milestone event at Woodvale Crescent, Forest Lake, was attended the Urban Development Institute of Australia (UDIA) Queensland chief executive officer Kirsty Chessher-Brown, Marquee director Jacques Winterburn, Cohere director Claire O’Rourke and LHPP director Steve Holloway.

Woodvale Village is an integrated infill residential development which received support from the Queensland Government through the ‘State Facilitated Development’ (SFD) planning approval pathway and the ‘Incentivising Infill Development Fund’ (IIDF) grant to fund the project’s infrastructure charges and fast-track the delivery of housing supply.

Claire thanked the State Government for their support, which enabled construction to commence ahead of schedule.

“Woodvale Village is the only residential subdivision approved under the SFD process and is a great example of the private sector and the government coming together to fast-track infill housing projects in high growth corridors,” Claire said.

“This streamlined planning pathway, combined with the IIDF grant, has accelerated delivery of this masterplan by 18 months, bringing much needed housing supply to Forest Lake sooner."

“Under the SFD pathway, smaller lot sizes were mandated by the government, which has allowed us to deliver more affordable and low maintenance homes, 

"While the offset of infrastructure charges means buyers won’t have to absorb the additional cost of essential site infrastructure that was required to unlock new housing in this area.”

Jacques said the Woodvale Village masterplan was designed specifically to meet the needs of the First Home Buyer market and offer greater value and choice, with the homes to be delivered by the consortium’s home building partner, Urbane Homes.

“The Forest Lake and Heathwood corridor is experiencing high demand, as it is close to key infrastructure and amenity including schools, parks and retail,” he said.

“Most new developments are required to deliver homes on lots over 400sqm, but at Woodvale Village we can deliver similar sized homes with a proportion of these available on slightly smaller lots, reducing the price for the incoming buyer."

“With a range of three- and four-bedroom terrace style homes, we’re delivering more choice and variety for new home buyers."

“Following this milestone sod turning, we expect to launch Woodvale Village to the market in March and welcome our first residents in mid-2027.”

Claire, said the masterplan’s design prioritised community connection through high quality landscaping, green spaces and pedestrian friendly pathways.

“The integrated design approach to Woodvale Village goes beyond delivering new homes and focuses on the way people actually live,” she said.

“The result is a neighbourhood that promotes connection to people and place, with leafy tree-lined streets, 

"Communal open spaces and green corridors that help foster a strong sense of community." 

“The location also provides residents with convenient access to Forest Lake’s established amenities, including childcare centres, primary and secondary schools, local parks, retail and dining at Forest Lake Shopping Centre, and public transport connections to the Brisbane CBD,” Claire concluded.
