DA approval secured for Abadeen’s ultra-luxury Mosman development

Abadeen has secured development approval for its highly anticipated ultra-luxury residential project at 34 Burran Avenue, Mosman, with construction set to commence in early 2026 following the successful completion of its nearby Hampden Mosman project.

Positioned just 50 metres from Balmoral Beach within Mosman’s prestigious Golden Triangle, Burran Avenue represents one of the suburb’s most significant and tightly held coastal development opportunities — a rare chance to deliver contemporary architecture on a landmark corner site overlooking Sydney Heads.

Lodged in April 2025 and approved in September 2025, the development will comprise three whole-floor ultra-luxury residences, each designed to capture panoramic harbour views through Sydney Heads. Set on a 550sqm elevated corner site at the junction of Burran Avenue and Stanton Road, the building has been designed to sit elegantly within Balmoral’s natural amphitheatre. Platform Architects has been appointed project architect, bringing extensive experience from recent luxury residential projects in Manly, Fairlight and Freshwater.

Their design introduces a refined, contemporary language to Balmoral’s coastal amphitheatre, blending contextual sensitivity with a fresh architectural perspective that celebrates the site’s natural contours and sweeping harbour outlook.

Mathieson will lead interior design, while Reform Projects will oversee consultant coordination and early works preparation.
