Luxury developer DARE Property Group has launched Amara Mosman, an exclusive collection of 26 bespoke residences complemented by a first-class concierge and a 1,600 sqm wellness and retail precinct, positioned to revitalise Military Road's high street.

Located at 700 Military Road in the heart of Mosman, the development arrives as the area continues its transformation with the addition of new dining and retail venues.

Sydney's luxury residential market is experiencing unprecedented demand, with boutique developments of this calibre remaining rare in the harbourside suburb. The timing responds to significant demographic shifts in Mosman, where substantial house prices, along with homeowners seeking to downsize, are driving demand for premium apartment alternatives that maintain the lifestyle, wellness, and convenience that define North Shore living.

"There has never been a lifestyle-focused high street address in Mosman quite like this before,” said David Avidan from DARE Property Group.

“We have been fortunate enough to deliver a project that needs to compromise nothing – we have the spectacular views in both directions towards the harbour and city, and the vibrant high street village lifestyle.

“All of these key service elements and wellness amenities, which we have created, will make life easy and increase the well-being of our clients.”

Designed by renowned architectural practice DKO in collaboration with DARE Property Group, Amara Mosman represents a thoughtful response to its harbourside context.

The seven-storey development features restrained sophistication through textured brickwork and vertical rhythms that honour the area's architectural heritage, whilst offering expansive views from elevated positions of both the Sydney Harbour Bridge and the natural beauty of the Heads.

The 26 residences comprise seven two-bedroom residences, 18 three-bedroom residences, and one exceptional five-bedroom penthouse, with internal living areas ranging from 60 sqm to 500 sqm.

All residences include secure parking from one to five spaces per residence, addressing the premium placed on convenience in this harbourside location.

Luxury interior appointments throughout the collection include natural stone benchtops featuring four styles of European marble, crown-cut veneer joinery, chevron timber flooring, and integrated wine storage. Kitchens are appointed with Wolf and Sub-Zero appliances designed for both amateur and serious cooks, whilst bathrooms feature Rogerseller fixtures and smart toilets.

Each residence includes private outdoor spaces with carefully landscaped gardens and harbour-facing terraces.

The building's central landscaped atrium provides natural ventilation and dappled northern light, creating a distinctive separation between the development's east and west wings whilst maintaining privacy and spatial generosity throughout the seven-storey building, serviced by two lift cores.

A dedicated 1,600 sqm wellness and retail precinct represents a first-of-its-kind offering for Mosman, responding to growing demand for holistic lifestyle amenities within residential developments.

The wellness offering includes thoughtfully designed garden and rooftop areas alongside retail components, creating a comprehensive health and wellbeing destination that will contribute to the ongoing evolution of Military Road as a lifestyle precinct.

"The core idea has been to honour what Mosman was and what it's becoming – making sure we remain authentic to the area by exploring old meets new – classic meets contemporary," said Nicholas Byrne, director at DKO Architecture.

Two carefully curated colour schemes are available throughout the collection – a soft and inviting palette alongside a deeper, more dramatic option – allowing residents to personalise their sophisticated foundation.

The lobby also features artwork by Australian artist Ben Mazey, reflecting the development's commitment to supporting local Sydney creative talent.

"The interiors at Amara have been created in response to both architecture and place,” said Michael Drescher, director of interior design at DKO.

“Understated and elegant, each space has been crafted with timelessness in mind, offering a refined aesthetic that endures.”

The development's crown jewel is a five-bedroom, five-bathroom penthouse featuring five car spaces and bespoke interiors designed by acclaimed interior designer Fiona Lynch, and will be launched to market in the coming months.

“I see a very strong uptake for this unique project,” said The Agency’s co-founder, Steven Chen.

“To incorporate a service offering with an immense array of health and wellness in one location, furthermore, the level of service and amenity has not been delivered in Sydney before at this level within a boutique building.”

The project represents a natural progression for DARE Property Group's portfolio, which includes developments across Sydney's premium eastern suburbs, with a pipeline extending to Double Bay and Manly.

“Mosman is a natural fit given our current portfolio of eastern suburb locations,” the developer noted.

“It will also tie in with our pipeline consisting of projects in Double Bay and Manly.”
