Melbourne’s inner north has long been short on space for growing families. Preston Crossing, developed by Melbourne-based property developer MAB, answers that gap directly with 35 architect-designed townhouses on Stokes and Penola Streets.
With three- and four-bedroom floorplans, these homes offer the kind of room and garden that’s increasingly hard to find this close to the city.

Space to actually live in
Across four townhouse types, residents can choose between spacious layouts ranging from 152 sqm to 177 sqm of internal living, with two larger types including a self-contained studio, ideal as a home office, guest space, or multi-generational living option.
Ground-floor living areas open directly onto private gardens, and every home includes secure parking, either a carport or double garage depending on the townhouse type.

Designed by Archier, built on a track record
Preston Crossing is the second collaboration between MAB and Melbourne architecture studio Archier, following the completed 26-townhouse release at Oakover Road within the same masterplanned community. Archier’s founding director Chris Gilbert says the practice drew on Preston’s own architectural character.
“Brick columns anchor each home to its surroundings and clearly define individual entrances, giving every residence its own identity and sense of ownership,” Chris explained.
“Varied townhouse frontages, heights, and details add rhythm and visual diversity to the streetscape, creating homes that feel permanent, personal, and deeply connected to their neighbourhood, places people genuinely love coming home to.”
Inside, kitchens feature large island benches and generous storage, with larger townhouses including a butler’s pantry combined with the laundry to keep functional spaces out of sight. Bedrooms include built-in or walk-in robes, and master suites feature private ensuites, most with direct balcony access.

A garden-first approach to townhouse living
Landscape design was developed alongside the architecture, not after it. Front gardens draw on the tradition of the London mews, using mature plantings and brick entry podiums to create a sense of privacy and arrival.
Rear gardens sit between the garage or carport and the home itself, with bluestone paving and a rear deck extending the living space outdoors. Plantings include Australian natives such as Oriental Pears, Coastal Banksias, and Crepe Myrtles.

Sustainability built in, not bolted on
Each townhouse is targeting 5 Star Green Star Design and As-Built Certification. Homes are all-electric with no gas connection, fitted with rooftop solar, double glazing, and passive solar design to reduce energy use, while a shared rainwater tank services landscape irrigation and all tapware, toilets, and dishwashers carry a minimum 5-star WELS rating. What’s more, over 80% of construction materials will be locally sourced.

Connected without compromise
Preston Crossing is effortlessly connected. It sits roughly 9.5km from the CBD, an easy walk to Bell Station (950m) and the No. 11 tram (700m), with the Capital City Trail and Merri Creek parklands close by. High Street Preston’s vibrant cafés and shops, along with Preston Market and Northland Shopping Centre, are all within easy reach, giving residents genuine inner-city connection without giving up space.
Rest assured that quality schools, childcare, and tertiary education facilities are easily accessible as well, such as St John’s College Preston a 10-minute stroll away, Bell Primary School 12 minutes, and Thornbury Primary School less than a five-minute drive.
