First look: The boutique apartments at 30 Bourke, North Wollongong

A high-end North Wollongong apartment complex is on the market.

The 30 Bourke, North Wollongong project is a boutique coastal development that introduces a collection of oversized luxury residences to a typically tightly held beachfront neighbourhood.

The Bourke Street development comprises 12 designer apartments and one penthouse.

Positioned moments from North Wollongong Beach, Stuart Park, and the Blue Mile coastal promenade, the project aims to offer direct access to Wollongong’s CBD and transport connections.

Each residence has been designed with house-like proportions, featuring expansive open-plan living areas, generous balconies or terraces, and floor-to-ceiling curved glazing.

The project is being developed by Wollongong-based Modco Developments Group.

Modco’s other projects have included the now completed AIRE Wollongong and the under-construction North Beach House at North Wollongong.

According to the developers, architecturally, the 30 Bourke building takes inspiration from the site's history as the Normandie private hotel, incorporating soft curves and coastal materials that reference North Wollongong's seaside heritage.

Price points for the residences start from the $2.225 million to $3 million, with the penthouse (the price of which has not yet been released) positioned at the top end of the development and offering expansive indoor and outdoor living spaces with premium finishes and ocean outlooks.

The apartments are now nearing completion and will be ready to move into by the end of April.

They feature 2.7-metre ceilings, engineered timber flooring, custom joinery, and large open kitchens finished with natural stone benchtops and Fisher and Paykel appliances.

The bathrooms are fully tiled with premium fittings, while there's also ducted air-conditioning and integrated storage solutions.

There will also be communal amenities, including a landscaped rooftop terrace with barbecue facilities and entertaining areas.

Will Wehbe from Next Place Property is managing the sales and marketing of the development.

“Modco made the decision to take the units off the market last year and sell them once completed,” Will said.

“We’re launching a new sales campaign with updated pricing, officially commencing this Saturday.

“Most of our inquiries so far have come from local buyers across the northern suburbs through to Nowra, with additional interest also coming out of Sydney.”

Will said the project is aimed at buyers seeking a premium coastal lifestyle without sacrificing proximity to urban conveniences.

“The location places residents within walking distance of North Wollongong Beach, local cafés, restaurants, Wollongong Harbour, and the CBD, while also providing easy access to Sydney via rail and road connections,” he said.

“Apartments within the development are exclusively three-bedroom residences with secure basement parking, appealing particularly to downsizers and lifestyle buyers looking for generous internal areas and low-maintenance living.”

The residences range from approximately 135 to 147 square metres of internal space, with expansive terraces and balconies that extend the living areas outdoors.
