Highland has officially made its debut in the Illawarra property market, partnering with respected developer Modco Developments Group on two landmark North Wollongong projects, 30 Bourke and North Beach House.

The collaboration marks a major expansion for Highland’s Project Marketing division, which now spans the Sutherland Shire, East Sydney, the Southern Highlands, the Northern Rivers, the Gold Coast, and now, the Illawarra.

Highland currently represents 40 projects along the east coast, totalling more than 650 apartments for sale and backed by a 450,000 strong buyer database.

“We’re excited to be entering the Illawarra market, representing Modco on these two prestigious development projects, and proud to be introducing our network of buyers to the Illawarra Region.” said David Highland, CEO of Highland.

“The region offers a rare mix of lifestyle, connectivity and investment appeal. These two projects perfectly reflect the calibre of development we’re aligned with.”

Wollongong, the state’s third-largest city, is a thriving hub of technology, education, arts, dining and recreation, while retaining its relaxed coastal charm. The area’s blend of natural beauty and urban conveniences is drawing interest from prestige buyers seeking both lifestyle and investment appeal.

30 Bourke offers just that. An intimate collection of 12 designer apartments and a full-floor penthouse, set back from the coastline with sweeping ocean views. The architecture draws inspiration from the site’s history as the Normandie private hotel, with soft curves and expansive glass capturing the natural beauty of the location.

Just metres from Wollongong’s North Beach, North Beach House offers eight luxury residences, including a full-floor garden apartment with direct beach access and a showpiece exclusive top floor penthouse. With three- and four-bedroom layouts, refined interiors and panoramic views across North Beach, the project occupies a rare, absolute park-front setting meters from the sand.

“We set out to create a boutique development that embodies privacy and exclusivity,” said the Modco project design team.

“With just two residences per floor, complemented by a full-floor garden apartment and a penthouse, we’ve ensured the sense of security and seclusion expected in a premium coastal address.”

Both projects were delivered in collaboration with internationally recognised PRD Architects, with Modco’s in-house design team leading the interiors to craft elegant, resident-focused spaces that balance lifestyle, functionality and refinement.

Luke Barbuto, Highland’s Head of Project Marketing, said Modco’s choice of sites demonstrated an unrivalled understanding of the North Wollongong lifestyle.

“Modco have secured two prominent locations, all within a level walk to North Beach Wollongong. These will be premium developments and a rare opportunity to secure a prestigious new residence in an unbeatable coastal position,” said Luke.

Luke added that the collaboration reflects Highland’s ability to operate across diverse and competitive markets.

“From Bowral to Bellevue Hill and Cronulla to the Gold Coast, our focus is on representing projects that combine design excellence, superior locations and strong market demand. These projects are a perfect fit for our expertise and buyer network.”

Modco brings extensive experience delivering high-end developments across Sydney, including a recently completed landmark tower in Wollongong’s CBD. Their commitment to superior finishes, prime locations, and design excellence makes them an ideal partner for Highland’s entry into the Illawarra.
