Amid a decade-low land supply across Queensland, Orchard Property Group has achieved a full sell-out of all 502 land lots at its $105 million Aurora Ripley community.
The result underscores the strength of first home buyer demand, with younger purchasers making up 49 per cent of sales as affordability pressures continue to reshape the residential market.

The sell-out of Aurora Ripley adds to Orchard’s successful track record, following closely behind recent sell-outs of the group’s flagship community, Pebble Creek, and The Junction Narangba.
This reflects Orchard’s commitment to delivering affordable housing solutions.
“We are thrilled to see Aurora sell out - this is a project we are immensely proud of,
"We maintained our corporate mantra of being heavily skewed to the owner-occupier market with a strong focus on getting people into homes,” said Ted Cornin, CEO of Orchard Property Group.
“Aurora is an opportunity for first home buyers and young families to get their foot in the door,
"And it’s been great to see so many of them capitalise on this opportunity,” he said
Aurora comprises 502 land lots ranging from 300 sqm to 758 sqm, with prices ranging from $179,000 -$470,000.
This is a rare entry point in a market, where Ipswich land now averages $1,086 per square metre.

The sell-out comes as land in Queensland becomes increasingly scarce, with supply hitting a decade low, whilst demand continues to soar, particularly among first home buyers who face mounting barriers to enter the property market.
“As land prices continue to rise, more and more first home buyers are struggling to get into the market,
"As they are simply being priced out of the market,” said Ted.
“We at Orchard make it our mission to cater to the first home buyer and younger demographic, to help the next generation secure their dream home.”
“It’s no secret that land is becoming increasingly rare throughout all of Queensland,
"Making it more important than ever to keep delivering well-planned communities, and Aurora exemplifies our commitment to addressing this issue.”
Located at the boundary of Deebing Heights and Ripley, Aurora presents an opportunity to stay connected, being just a few minutes from new schools, parks and shopping centres.
As well as, major transport corridors, giving residents access to Ripley, Ipswich and beyond.

“With its strategic location and extensive offerings, Aurora is set to play a pivotal role in meeting the region’s housing demands while enhancing the quality of life for its residents,” Ted concluded.
