Planning approval granted for $140m development offering world-class private bathhouse

Australians who have long been lured abroad to visit bathhouses and wellness retreats countries like Japan, Italy, Turkey and the Maldives are famous for will soon be able to experience such decadence in the sunshine state, thanks to a new development coming to Broadbeach.

Queensland-based developer GRAYA™, led by brothers Rob and Andrew Gray, has achieved planning approval for Enclave - a $140-million, 23-storey building designed with an intrinsic focus on wellness, rejuvenation and tranquility - encompassing 24 large-scale beachside residences.

Enclave’s residents will be welcomed home with a fully equipped whole-floor bathhouse-style health and wellness space on level one, complete with hot and cold plunge, steam room and sauna, gym, treatment room, hydrotherapy spa, mineral water pool, and daybeds.

Designed to give residents exclusive use of bathhouse facilities akin to some of the best global wellness memberships where they can disconnect from the outside world, Enclave’s wellness treatments include massage, acupuncture, dry needling, and IV drip treatments.

“Enclave will cater to the growing global demand for holistic wellness and longevity, and will provide residents with services and equipment that you’d only find at the world’s most exclusive wellness clubs,” said GRAYA™ CEO Rob Gray.

The development will feature 8 half-floor residences ranging from 138sqm – 160sqm and 15 full-floor residences at 305sqm, alongside the crown jewel – a show-stopping three-storey penthouse which is expected to shatter local records with a price point tipped to be north of $25 million.

Residents’ services extend to a concierge who can coordinate everything from a private chef to surf lessons, with a car wash, personal training, facials, Tesla car share exclusive to Enclave, and a private sommelier also available.

Set to be the tallest tower within GRAYA™’s portfolio, Enclave’s planning permit follows years of sustained growth for GRAYA™, which has completed close to 100 projects across its 12-year history, and now boasts a pipeline of work in the realm of $1 billion.

GRAYA™’s most recent projects in Queensland include Maison, Chalk and York in New Farm, Canvas in Bulimba and Dune in Burleigh Heads, which sold to fitness influencer Adam Sullivan for $11 million in October.
