Created by a powerhouse development team comprising McLaren Developments, Plus Architecture, Mim Design, and Jack Merlo, Royal Ascot sets a new standard for modern living on the fringe of Melbourne’s CBD.
“The design combines the ease of inner-city living with all the benefits of the surrounding suburban neighbourhood, providing garden terrace living in the sky,” says Ian Briggs from Plus Architecture.
“When we first started on the project, we really wanted to understand how we can make the best use of the site for the people who would be living there.”
The result of this careful planning is a boutique collection of 1, 2, and 3 bedroom homes featuring spacious floorplans and immaculate fittings and fixtures.
“We’ve had a very collaborative approach in exploring what our residents would want in a project,” says Miriam Fanning, director of Mim Design.
“You’ll see the inclusion of finely detailed edged treatments, which will lift the internal and external spaces. It was really important kitchens felt bold and strong and bathrooms felt refined with a soft concrete coloured palette — something I’d like to put in my own home.”
The bedrooms, meanwhile, feature practical yet elegant inclusions rarely found in apartments. From integrated large wardrobes to a study nook, the sense of spaciousness is luxurious.
Filled with an abundance of amenities and parks, Ascot Vale offers the perfect balance of simplicity and connectivity. Close to the city and yet retaining a village-like atmosphere, the suburb is becoming a leading cosmopolitan residential zone.
Good coffee and good food are two things Ascot Vale locals don’t compromise on. As a result, there is an array of new and established cafes, restaurants, and bars to choose from, starting at Royal Ascot’s doorstep.
Darling Street Espresso and Grandpa Joe are popular with the brunch crowd while Public Life is the kind of place people pop into for a drink and walk home. Just across the road from Royal Ascot, The Laurel Hotel serves up hearty pub fare while The Valley Cellar Door pairs wine with cheeses and antipasto plates.
“In a short 5 years, the average price of property in Ascot Vale has moved from under $750,000 to well in excess of $1 million,” says Mark Dayman, Director of Marshall White Projects.
“Add to that the fact that Royal Ascot offers 3 bedroom homes for less than $1.2 million and the project becomes not just a comfortable place to live but a very astute investment.”
“I’ve known the people from McLaren Developments, personally, for over a decade. They’re known for delivering owner occupiers the very kind of apartments they need,” he adds.
The project lies within a 5-10 minute walk of the train station, and there is a tram stop at the doorstep. Educational opportunities are abundant, and the Moonee Ponds train station is just moments away.
