A $900M wellness-led coastal development is coming to Surfers Paradise

Gold Coast-based developer Andrews has unveiled the first look at South Beach, a $900 million coastal lifestyle destination set to become one of Australia’s most aspirational wellness-led addresses. 

Drawing inspiration from modernist Miami architecture, South Beach is a striking collaboration with acclaimed architects Bates Smart, offering a range of design-led apartments that elevate coastal living in Queensland. The development comprises two 37-level towers above a six-level podium, thoughtfully designed to maximise natural light, promote cross-flow ventilation, and provide dual- or triple-aspect living spaces.

South Beach offers more than 5,500sqm of private amenities curated to inspire health, relaxation, and connection. Highlights include two resort-style outdoor pools, a Hammam, plunge pools, saunas, a state-of-the-art gym, grounding lawn, library and co-working hub, cinema, BBQ terraces, and sub-tropical gardens, all integrated to create a resort-style sanctuary in the sky.

The development will deliver 394 residences, ranging from one to four bedrooms, all featuring generous wrap-around balconies to soak in the beachside air and 24/7 on-site security. The thoughtfully terraced towers ensure every residence captures ocean, river, or city vistas with an abundance of natural light.

Ideally located in the heart of South Surfers, just two blocks from the beach and within walking distance to Broadbeach and the affluent Isle of Capri, the 5,700 sqm site spans three street frontages and includes a restaurant spilling onto a landscaped outdoor seating area, and four levels of above-ground parking enhanced by lush cascade planting. 

The site is also well-connected, serviced by the G: Link light rail and moments from lifestyle destinations such as Capri on Via Roma, Pacific Fair, and The Langham.

According to the Global Wellness Institute, wellness real estate is one of the fastest-growing property sectors globally, with the Gold Coast identified as a key hotspot where lifestyle and design converge.

Andrews acquired the site last year with approvals for more than 1,100 apartments. In reducing density by 65%, the design ensures 394 residences, from one to four bedrooms, are thoughtfully scaled, light-filled, and oriented to capture uninterrupted ocean, river, and city views.

An immersive South Beach sales gallery will open in Spring 2025, offering buyers their first opportunity to experience the project’s visionary design and lifestyle first-hand.

The project will be delivered by Andrews’ in-house construction arm, A Construct, which is also building the developer’s $270 million Cascade Robina project. Construction is scheduled to commence in late 2025. 

Apartments are priced from $925,000 for one-bedrooms, $1.55 million for two-bedrooms, and $2.25 million for three-bedrooms, with expressions of interest now open.
