The famed Bourbon & Beefsteak and Les Girls site on Darlinghurst Road is being transformed into a $350 million luxury apartment development. The project - led by Iris Capital and crafted in collaboration between Tonkin Zulaikha Greer (TZG), Panov-Scott and Burley Katon Halliday (BKH) - is already being lauded as a landmark project in the grand revival of Potts Point.
As the home to Australia’s highest concentration of art deco buildings, Potts Point has a charming ambience, unlike any other suburb. “We wanted to produce a collection of homes that was deeply reflective of the Potts Point character while offering the most high-end modern luxuries available in residential design,” says Tim Greer, Director of TZG.
Featuring 48 luxury apartments and penthouses sprawled across five boutique buildings, Queensgate combines four neighbouring structures to create a 2,500sqm super site running from 18 to 31 Darlinghurst Road. The buildings will be known as Sovereign, Regent, Consort, Monarch and Empress - each offering a unique collection of premium residences and luxe lifestyles.
Each home at Queensgate has been created with meticulous attention to detail. The light-drenched homes are defined by timeless palettes and materiality - incomparable to anything else in the market. From the scalloped marble to the Venetian plaster, all elements have been carefully selected to pay homage to the past while elevating modern living. Each residence showcases a range of artistic finishes, soaring ceilings and is encased in a heritage facade. Indulgences like separate dressing rooms and free-standing baths have been added to enrich private moments in select homes.
Across all residences, the kitchens flow out to open-plan living and dining areas, anchoring the zone with a solid natural stone island that is both practical and sculptural. Bespoke joinery and bold pleated forms hide an abundance of storage. A suite of high-end appliances further accentuates the experience, including Wolf, V-Zug, Whispair, Miele and Sub-Zero.
All Queensgate homes feature smart home automation as standard, while the three-bedroom apartments and penthouse residences offer the added luxury of a private wine cellar. Sovereign, Regent and Consort’s penthouses are perfectly perched to take in the skyline - complete with a private rooftop pool for that extra layer of luxury.
Ben Stewart, Director of CBRE Sydney, says, “Queensgate symbolises the next phase in the Potts Point renaissance - one that pays tribute to Potts Point’s art deco roots while moving forward with a contemporary collection of sophisticated residences.”
“We’ve already seen strong interest from both local and interstate buyers who are eager to get their hands on an incredibly rare product set in one of the city’s most thriving dining and retail cultures. Residents [of Queensgate] will be able to step out of their front door and straight into a world-class collection of cafes, boutiques and bars, nestled in an activated laneway with fantastic new amenity and upmarket retail.” Each of the five Queensgate buildings will have its own lobby and less than ten apartments to ensure the utmost safety, security and privacy.
Sam Arnaout of Iris Capital comments, “There’s solid demand for premium, high-end apartments in Sydney. We are not seeing that dissipate, but growing based on inquiries and buyer feedback.”
He also says, “Queensgate will continue the renaissance of Potts Point. It’s now a residential precinct that has emerged from its seedy past and is now a sought after area to live that is just one train station stop from Martin Place.” Mr Arnaout also says that he expects most of the demand for apartments in Queensgate to come from “downsizers from within the immediate area.”
He continues, “These are people with larger homes or dated apartments, who want to stay within the eastern suburb locale and are familiar with Potts Point.” Prices start from $1.8 million for a one-bedroom apartment, $2.8 million for two bedrooms, $5 million for three bedrooms and $10+ million for a penthouse with a private pool.
