Award-winning Melbourne developer CADRE has recorded a standout sales result, selling the final residence in its acclaimed Richmond project, MATTONE.

The sell-out marks the completion of the $20 million campaign, but also highlights the growing value buyers have towards design-led homes that prioritise sustainability at every level.

The final townhome to sell is a 3-bedroom residence with 3 bathrooms, a superb roof deck, a lock up garage with a considered design that welcomes extensive sunlight.

MATTONE is a collection of ten architecturally designed residences that embrace the eclectic urban lifestyle that is synonymous with Richmond, while showcasing the ‘sustainability-first’ mindset that has come to define CADRE and their projects.

Designed by MAArchitects and delivered by Tycorp, MATTONE has been recognised for redefining urban sustainability, earning a series of accolades for its sustainability focus.

This includes Silver at the ‘World Better Future Awards,’ and being shortlisted for Excellence in Sustainability at The Urban Developer Awards.

CADRE estimate that the energy costs for the residences at MATTONE will be up to 500% less than a similar sized Victorian terrace, with individual households expected to create 30 tonnes less of C02 emissions each year.

Each residence features 7+ Stars NatHERS ratings, thermally broken double glazing, hot water heat pump integration, solar integration, rainwater harvesting, EV charging, and an all-electric system powered by renewables and a kill-switch which powers off all electricity when you leave the house.

In addition to these elements, the residences have smart home automation, high performance insulation, and communal composting and water tanks to maximise cost savings.

Findings from Domain’s 2025 Sustainability in Property Report highlight how energy efficiency has moved into the mainstream, with 52.2% of all houses and 39.1% of units sold nationally this year including sustainability features in their listings.

Additionally, Melbourne leads the country in price premiums, with energy-efficient houses selling for up to 23.8% more than comparable non-efficient homes.

As the market for sustainable, “green” homes continues to grow, buyers are increasingly prioritising properties that reduce running costs and qualify for green loan incentives from major banks, offering additional savings on their home loans.

For instance, ING’s Green Upgrade Loan provides eligible homeowners with low-rate finance of up to $50,000 for approved energy-efficient upgrades such as solar panels, battery systems and heat pump hot water units.

Leonard Teplin, Director of Marshall White Projects, said the MATTONE sell-out reflects the mindset of a new generation of informed buyers.

“Purchases at MATTONE weren’t simply looking for another townhome, they were seeking longevity, quality, and performance.

"These buyers are discerning - they recognise that sustainability isn’t a marketing angle; it’s a marker of craftsmanship and future value."

Building on MATTONE’s success, CADRE is advancing its sustainability credentials through a robust pipeline of projects across Victoria and New South Wales.

Christopher Tyas, Co-Founder and Director of CADRE, said MATTONE has proven that sustainable, architecturally led projects resonate deeply with today’s market.

“MATTONE demonstrates that sustainability and design excellence can coexist seamlessly.

"We set out to prove that an urban infill development could deliver high performance, architectural quality, and long-term liveability - and the market’s response has been overwhelmingly positive.

“Sustainability has become part of the mainstream conversation, but it needs to be more than an aspiration, it has to be attainable and achievable for everyone."

"At CADRE, we’re focused on embedding sustainability into everyday living, creating communities that reflect both environmental responsibility and real, lasting value.”

With MATTONE now fully sold out, CADRE continues to set the benchmark for responsible, design-led development by proving that sustainability, attainability, and architectural integrity can define the next chapter of Australian living.
