Sherpa Property Group is bringing its successful Flourish brand to Brisbane for the first time, having lodged a development application for Symphony, a new community-focused project at 21-23 Cordelia Street, South Brisbane. The project forms part of Sherpa’s growing $1 billion pipeline across South East Queensland.

This application follows the strong performance of Flourish Palm Beach, the brand’s inaugural project, which achieved over $110 million in sales and sold more than 80 per cent of residences within just a few months. The results highlight the strong demand for thoughtfully designed, attainable apartments that offer everyday buyers the chance to own a quality home in highly desirable areas.

Planned for the 1,366sqm South Brisbane site, Symphony will deliver a mix of one-, two-, and three- bedroom apartments with starting prices expected to start from $695,000, designed specifically to give first home buyers and rightsizers an opportunity to enter the market without sacrificing lifestyle or design.

Symphony will feature a two-level rooftop with wellness amenities, resort-style recreation spaces and activated ground-floor retail designed to foster community and enhance the local streetscape.

Sherpa founder Christie Leet said bringing Flourish to Brisbane marks a major milestone for the group, which has delivered 16 residential projects across South East Queensland and is actively expanding its pipeline across Brisbane and the southern Gold Coast.

“Flourish has been so well received because it offers well-crafted apartments at an attainable price-point, without cutting corners on quality or liveability,” said Christie.

“Symphony is an incredibly exciting step for us, it’s our first move into inner Brisbane, and we see huge potential here to deliver something different in a market that really needs it.

“We’re giving more first home buyers and local downsizers the chance to secure a well-designed apartment from $695,000 in one of Brisbane’s most walkable, connected, and vibrant neighbourhoods.

“That’s exactly what Flourish is about, helping more people live where they want to be, without compromise.”

Designed by HAL Architects and to be built by LPS Group, Symphony will benefit from Sherpa’s exclusive build partnership, ensuring certainty of delivery at a time when construction capacity remains tight. Located moments from QPAC, South Bank, Fish Lane, and Brisbane’s CBD, Symphony will place residents at the heart of Brisbane’s cultural precinct, with easy access to major transport, education, and health hubs.

Subject to approvals, Sherpa expects to commence construction in early 2026, with a market launch planned for September 2025.

Sherpa’s proactive acquisition and delivery pipeline now exceeds $1 billion, supported by its focus on delivering attainable, design-led homes in high-demand, undersupplied urban and coastal precincts across South East Queensland.
