Mosaic Property Group is fast approaching a complete sell-out at its $200 million beachfront development, Josephine by Mosaic, after securing more than $180 million in sales within months.

Extraordinary demand has placed the project on the cusp of a complete sell-out, prompting Mosaic’s in-house construction team to bring commencement forward.

Josephine by Mosaic has almost achieved a sell-out, within months of the development being launched.

Positioned at 166 The Esplanade, Josephine is Mosaic’s fourth luxury beachfront address along Burleigh’s coveted Esplanade and its fifth in the suburb, reinforcing a proven pattern of accelerated sales and sustained strength built on trust in the Mosaic brand to continue delivering exceptional quality in one of Australia’s most tightly held coastal locations.

Designed in partnership with highly acclaimed EMK Architects from Waterloo in Sydney, Josephine comprises 30 expansive half- and full-floor residences across 18 levels, with some nearing 500 sqm and priced up to $13 million.

Residents will enjoy a refined suite of five-star wellness and resort-style amenities, including a pool, spa, sauna, steam room, and gymnasium.

Mosaic’s founder and managing director, Brook Monahan, said Josephine represents the most evolved expression of Mosaic’s coastal philosophy - shaped by years of consistent delivery and a refined understanding of what people truly seek in an ultra-luxury home by the ocean.

“With every project, we refine our thinking about what sits at the heart of genuine luxury - clarity, calm, craftsmanship, and the deep sense of assurance that comes from thoughtful, intentional design.

"Josephine is the culmination of that evolution.

“The market’s response reflects the value of staying closely aligned with people and place, recognising the nuanced shifts in how they aspire to live, and elevating the experience through intentional design and timeless elegance.

“In a place as iconic as Burleigh, the character is already inherent.

"Our role is to respond to it with clarity and intention — creating homes that are beautiful, grounded and deeply considered, where luxury is defined not by excess but by the quiet assurance of spaces that are shaped by quality, detail and purpose.”

Released off-market in late 2025, Josephine was quickly taken up by buyers who already understand and value Mosaic’s track record — long-standing locals, many of them returning residents, alongside a measured cohort of investors drawn to Burleigh’s inherent scarcity.

Josephine was launched off-market in late 2025, and has attracted high levels of buyer interest.

Brook said the early momentum reflects a pursuit of certainty that has always defined Mosaic’s model.

“It’s about trust.

"Buyers want confidence that what they’re promised will be delivered — and delivered with care.

"That matters more than anything else.”

“That trust underpins everything we do, earned quietly over many years through discipline and consistency.

"People want assurance - particularly in the current market - that the commitments made at the outset will hold firm.

"We have never sought additional contributions during construction, even in challenging periods; we have never compromised on quality; and we have never failed to complete a project we have taken to market.

"And critically, we stand by our work for the long term.”

He emphasised that Mosaic’s decision to accelerate construction on Josephine reflects structural resilience rather than market reaction.

“The volatility of recent years - and the conditions we continue to see today - have shown how quickly the market can shift.

"They have also reaffirmed the importance of the disciplines we have always prioritised: our internal construction capability, disciplined financial stewardship, and a forward pipeline built for stability and alignment with our brand.

“Costs will always move, but certainty comes from preparation.

"That’s why we continue to deliver, irrespective of market conditions.”

Brook said Burleigh’s performance reflects a broader maturation of the Gold Coast luxury market.

“The Gold Coast luxury market now has extraordinary depth.

"Demand is strong because people with long-term intent are choosing to build their lives here.

"The real opportunity lies in irreplaceable locations — where land is scarce, the coastline is finite, lifestyle amenity is plentiful and design genuinely elevates daily life.

“Buyers are moving beyond size or prestige for prestige’s sake.

"They are seeking quality, connection to place and the confidence that comes from working with a team that consistently delivers.”

Mosaic’s first address on The Esplanade, Florence by Mosaic, was named 2025 UDIA Queensland Project of the Year, while Isabel by Mosaic - now sold out - is scheduled for completion later this year.

Josephine’s build start continues a sustained period of construction momentum for Mosaic, which delivered six luxury projects across Brisbane, the Gold Coast and the Sunshine Coast in 2025 - collectively valued at $850 million and comprising 536 new homes.
