$400 million twin-tower project set to revitalise Gold Coast suburb of Southport

A company of highly experienced Australian property specialists has lodged a development application for a $400 million landmark set to be Australia’s tallest tower in the Gold Coast suburb of Southport.

Located on the vacant 1 and 6 Park Lane address, the twin-tower development is said to be one of the most innovative designs ever proposed for the Gold Coast.

Simon Knott, project architect, says, “This is an exciting project that will capture the imagination of the occupants, the wider community, and the industry more broadly. We are delighted to have the opportunity to be involved.”

Mr Knott deems 1 Park Lane as Gold Coast’s newest iconic landmark that will inspire a new wave of developments in Southport.

“Southport has been primed for a development like this for some time. It has everything
going for it, but with so many dormant sites in the CBD it has been a sleeping giant for too long. This development will activate a site that has been underutilised for years.”

Delivering two towers comprising a residential and office building, 1 Park Lane is expected to drive a wave of activity in the heart of the Gold Coast CBD.

A 100-storey residential building will offer 197 apartment residences and a suite of resort-style resident-only amenities. Crowning the tower will be just three exclusive two-storey penthouses.

Mr Knott said that “The 1 Park Lane proposal will bring to the market a broad range of apartments that will have direct access to extensive public amenities in the area, including the light rail, Australia Fair shopping centre, and access to CBD facilities and the Broadwater Parklands.”

The 60-storey office building will house 12,000 sqm of office space, enough to accommodate up to 500 employees. This project is on track to becoming the Gold Coast’s most significant new office development in more than a decade, with a shortage of prime office space looming across the city.

“Our consultant team’s research also shows that the office tower will be a significant driver of economic activity in its own right,” said Mr Knott.

A skybridge connects the two towers at 1 Park Lane.

The two towers are connected by a stunning skybridge at level 22 - a remarkable architectural feature that also provides a primary structural purpose for the development. The skybridge will become a key component of the project, offering landscaped areas as well as a restaurant, function space, and bar accessible by residents, office workers, and the broader community.

1 Park Lane will also feature significant sustainable elements. On the development’s west face will be a photoelectric solar cell wall designed to harness solar energy for reuse within the apartment building. In addition, extensive landscaping will decorate the development.

An artistic moulded base canopy three storeys high will ground the towers and also serve a vital structural purpose that ties the buildings together. Inspired by the Moreton Bay fig tree roots, the canopy will provide a shaded open public realm decorated with verdant landscaping designed to deliver a welcoming environment for all.

“The 1 Park Lane development brings to Southport a people-focused design that will bring to life an area of the CBD that is totally underutilised at present,” explained Mr Knott. “Not only are we designing a new Gold Coast benchmark, but we are also creating a new public domain that is very much needed in the area.”

A syndicate of private investors is behind the team overseeing 1 Park Lane. Included are Baracon, Melbourne-based funds manager Payton Group, leading Australian architecture firm BKK Architects, Urbis, and engineering consultancy Van der Meer.

Brooke Patterson, Councillor of Gold Coast and serving the people of Division 6, where the project is proposed, says that “This is a great opportunity for Southport to be recognised as the growth corridor it is. The 1 Park Lane team seem to have embraced this in their submission which our planning officers will now assess.”
