For buyers weighing up an off-the-plan purchase, the biggest question is usually the same one: will this actually get built, and will it look like it did in the render? At Moonee Valley Park, that question has already been answered five times over.
Previous stages Feehan Row, Thomas Street, Trackside House, and Stonepine House are complete and occupied, and now it’s The Eveline’s turn to join a precinct that’s already living up to its vision.

A neighbourhood already taking shape
Half of Moonee Valley Park’s 40 hectares is devoted to green space, and much of it - Tote Park, Maple Walk, Stonepine Square, and The Residents’ Garden among them - is already open and in use.
Moonee Valley Park’s gardens are established rather than aspirational, giving buyers a rare thing in off-the-plan: a real, walkable sense of the finished neighbourhood before they’ve even settled.
That confidence extends to what’s next door. Moonee Valley Racing Club continues to progress the redevelopment of the new track, with racing set to return in spring 2027, adding another layer to a precinct that’s building its identity in real time.

Homes designed to make the most of the view
The Eveline’s curved façade and cascading greenery frame two collections of homes. Classic Residences, with up to three bedrooms, look out over MVP’s gardens, Stonepine Square, and Moonee Ponds, while Grand Residences take in views across the racecourse to the city skyline and beyond, designed with premium finishes throughout and buyers’ choice of light or dark interior schemes.
Residents also get first use of the world-class MV+ amenity suite: a 25-metre lap pool, sauna and steam room, gym and yoga studio, co-working hub, and a rooftop level with a lounge, private dining, and a communal vegetable garden. It’s amenity built for everyday use.

What buyers are saying, and the last track-facing homes
Buyers at The Eveline have proven to be overwhelmingly local. Downsizers from neighbouring suburbs, many leaving family homes after decades in the area, are drawn to the traditional home for a lifestyle offering without leaving the community they know and love. With larger three-bedroom layouts, the current release is perfect for owner-occupiers making that move.
Peter, who purchased at The Eveline, is looking forward to a new sense of community.
“I am downsizing from the outer west after raising my family and living there for 42 years,” Peter said.
“The vibrancy of apartment living and all the amenities within walking distance really appeals to me now.
“I enjoy horse racing, what else could I want for?”
Having watched earlier stages sell and settle gave Peter greater confidence in his purchase.
“I was the under bidder on two other apartments in Moonee Valley Park and didn’t want to miss out a third time,” he shared.
“The Eveline stood out for me with its modern high-end finishes, its community common areas including pools and gym, wellness centre, and rooftop amenities including entertaining areas.
“The proposed gardens add to the spacious outlook.”

Referrals are becoming a hallmark of the precinct. The buyer of Moonee Valley Park’s record-breaking $5.435 million penthouse referred a friend, who went on to purchase the development’s other penthouse - a vote of confidence that speaks to the trust building among locals in the know.
Only a limited number of track-facing residences remain, offering an outlook across the racecourse to the city skyline and sunrise beyond.

What’s next
A builder is set to be announced in the coming months with construction set to commence shortly thereafter.
“Buyers are backing us because they’ve watched us deliver stage after stage, and that’s not something you can market your way into, it’s earned,” said Fergus Humphries, Hamton’s marketing and sales director.
“We’re seeing that trust translates directly into demand for The Eveline, particularly from downsizers who already call this part of Melbourne home.”
Two- and three-bedroom homes are selling at The Eveline, priced from $1.005 million for a two-bedroom residence with two baths, one car parking space, and leafy outlooks.
