Five Dock has always run on a village rhythm: the morning coffee, the familiar faces at the deli, the stroll down to the water. Kings Bay Village, a new development by Deicorp on Queens Road, is designed to plug straight into that rhythm rather than replace it.
The development will bring 1,185 one-, two-, and three-bedroom homes to the edge of Kings Bay, with a 14,700 sqm marketplace at ground level, green space throughout, and water and city views from above.

A marketplace at your front door
At the heart of the precinct is 14,700 sqm of retail, with a full-line Woolworths supermarket confirmed as its anchor. Around it, Deicorp plans a mix of providores, services, cafés, and slow-dining spots, set around a piazza-style marketplace and a network of pedestrian laneways that run from the residential lobbies.
In practice, that means fewer car trips and more reasons to head downstairs. Bread for dinner, a coffee before work, and the midweek grocery shop all happen within the village. Plus, with plans that include fitness and wellness facilities and on-site medical services, it’s a seamless way of living.

Green space runs through the precinct. The Village Green includes all-weather pavilions for barbecues, play areas, and community gardens, while resident-only rooftop gardens look out over the bay and skyline. These public green spaces and laneways mean the wider neighbourhood shares in it too.
“Kings Bay Village is about giving people a reason to stay local,” says Robert Furolo, executive manager of corporate communications at Deicorp.
“You can do the shopping, meet a friend for coffee, and walk by the water without getting in the car, then come home to views across the bay and the city.”
Homes framed by the bay
Upstairs, the homes are designed around what sits beyond the glass. Floor-to-ceiling glazing and set-back balconies frame water and city views, with the balconies inset so they work as a sheltered outdoor room for dining as much as a lookout.
Inside, open-plan layouts connect the kitchen, dining, and living areas. Kitchens feature stone benchtops, premium appliances, and generous storage, finished in a neutral palette that leaves room for each owner’s own furniture and style.

Connected, with the water close by
Getting around is about to get much easier from this corner of Five Dock. Kings Bay Village sits within walking distance of two future stations on Sydney Metro West, Five Dock and Burwood North, with the line slated to open in 2032.
Closer to home, Rosebank College is right next door, and the development falls within a reputable school catchment. A swim or a class at Five Dock Leisure Centre is a short stroll away, and an afternoon cannoli from Pasticceria Papa is only a two-minute walk away.
Then there’s the water. Kings Bay is just a two-minute drive away, with Barnwell Park Golf Club the same distance in the other direction. Five minutes by car puts you on The Bay Run, the waterfront path that loops from Five Dock to Drummoyne, where morning walkers, joggers, and rowers out on the bay set the pace for the weekend.

Built by a developer with a track record
Deicorp has been building in Sydney since 1999, delivering more than 12,000 homes across more than 40 suburbs. As both builder and developer, it oversees each stage from design to customer care, and it was the first private developer in NSW to receive an iCIRT rating - an independent, government-endorsed star rating that assesses a builder or developer’s track record and reliability.
For anyone trading a large house and garden for something easier to manage, or simply looking for a connected home to settle into, the appeal is straightforward: the shops, the café, and the water are all on your doorstep.

One-, two-, and three-bedroom residences are available, priced from $800k for a one-bed, one-bath home, up to $1.77 million for a three-bed, two-bath residence with two car parking spaces.
To experience this offering for yourself, the display suite at 75 Queens Road, Five Dock is open Tuesday to Sunday, 11 am to 4 pm. Private appointments are available upon request.
