AT A GLANCE:
- Developer: Pikos Group
- Builder: M2M Constructions
- Address: 94-108 Lambert Street, Kangaroo Point, QLD 4169
- Estimated Completion Date: Late 2027
Construction is moving steadily at Gaia Kangaroo Point, where Pikos Group and builder M2M Constructions are bringing more than a decade of planning to life on the banks of the Brisbane River.
With the first tower now rising above ground and excavation complete on the second, the first tower remains on track for completion in late 2027 and the second tower for 2028.

Where construction is up to
On site at Lambert Street, Tower 1 slabs have now been poured up to Level 4. Set-out and framing have also started on the first residential level, as the layouts of the first homes are marked out and their internal walls begin to take shape.
Next door, bulk excavation of Tower 2 is complete, clearing the way for the second tower to begin its climb.
“After more than a decade bringing this riverfront site together, seeing Gaia rise out of the ground is a proud moment for our team,” says Pedro Pikos, founder of Pikos Group.
“M2M Constructions is making strong progress across both towers, and our buyers can now see their future homes taking shape on the river.”

What’s coming up next
The coming weeks will bring some of the most visible progress yet. Glazing installation is set to begin, and Tower 2’s jump form - a climbing formwork system that builds a tower’s concrete core level by level - is due to be installed.
Inside the homes, services installation is set to start, while joinery and stone are expected to arrive on site within the next month.
Why buyers are drawn to Gaia
As the development progresses on site, developer Pikos reports consistent enquiry for Gaia, driven largely by its absolute riverfront position, just a short walk from South Bank, Howard Smith Wharves, and the CBD.
Interest has been particularly strong from owner-occupiers and people looking to downsize who want a high-quality, low-maintenance home close to the city.
According to Pikos, buyers are placing real importance on space, quality finishes, and views, but it’s the amenity that keeps winning them over.
Gaia’s more than 22 resident amenities are spread across over 4,200 sqm of private riverfront parkland and resident amenity, grouped into dedicated zones for wellness, leisure, entertaining, and work.
That means the things that usually take you across town are a short walk from your front door. A morning might start in the indoor gym or outdoor fitness area, followed by the sauna, steam room, and hot and cold plunge pools - a wellness routine that would otherwise mean a membership elsewhere.

On workdays, dedicated work-from-home offices and a work-from-home lounge give residents somewhere to focus without the commute. When it’s time to host, there’s a private dining room, chef’s kitchen, wine cellar, pizza terrace, vegetable garden, and a drinks terrace overlooking the pool and river.
Weekends can be spent relaxing by the riverfront infinity pool and sun terraces at the water’s edge, keeping productive at the dedicated dog wash and car wash, or up on the rooftops, where both towers have their own picnic lawn, barbecue dining area, and garden lounge with views across the city.
For buyers, Pikos says, the appeal is simple: having everything they need without having to leave home.

Homes designed around the landscape and river
That same thinking carries through to the homes themselves. The limited collection of two-, three-, and four-bedroom residences has been designed around the landscape and the river, with full-height glazing and generous entertainer terraces framing views across the river, New Farm peninsula, or city skyline.
Inside, interiors by Julie Williamson Design pair warm timber floorboards and custom cabinetry with feature stone, in a soft, natural palette that draws on Gaia’s riverfront setting.

A neighbourhood with an exciting future
Gaia sits approximately 1km from the Brisbane CBD, which can be reached in 10 minutes on foot via the Kangaroo Point Bridge or ferry, with the Dockside ferry terminal an eight-minute stroll away.
It is also at the centre of Brisbane’s next chapter, close to the future 17,000-seat Brisbane Arena, the new Woolloongabba entertainment precinct, and Cross River Rail - part of billions of dollars of city-shaping infrastructure transforming inner Brisbane ahead of 2032. It’s truly a riverfront address that can never be repeated.
