GRAYA lodges DA for $700 million The Silo after site acquisition

Brisbane developer GRAYA has acquired 19 Chester Street in Fortitude Valley for $40 million, and has lodged a development application with Brisbane City Council for The Silo. 

The proposed project has an estimated gross revenue of more than $700 million.

The application proposes 170 residences, with ground-floor retail and dining along Silo Lane, a health and wellness amenity level, communal resident spaces and a landscaped public realm. 

The off-market campaign, led by Tim Jones at Chesters, was an invite-only process involving many of Australia’s leading property developers.

Eighty per cent of the parties invited to engage submitted offers, resulting in a highly competitive process. 

“Lodging the application brings together the commercial, planning and design work behind the site," said co-founder and managing director of GRAYA, Andrew Gray.

We have tested the proposal against the way people will live, move through the precinct and use the ground plane. 

The result is a proposal that works at two levels, as a place to live and as part of Newstead.”

GRAYA was selected as the buyer based on the strength of its offer and terms, together with its proven track record for delivery.

"We pledge to deliver a world-class building that outperforms all other residential offerings in Brisbane," said co-founder and chief executive officer of GRAYA, Rob Gray.

"The Silo is the residential offering the James Street precinct has been missing, and the design reflects the scale of that opportunity.”

The 3,016sqm site sits at the intersection of Chester Street and Morse Street, less than 100 metres from James Street and 125 metres from The Calile Hotel.

The Silo will be located in the heart of Brisbane, near James Street.

With more than 165 metres of frontage, it is one of the last development-scale landholdings on the immediate fringe of the James Street precinct. 

The newly lodged application presents The Silo, designed by Bureau Proberts. 

“The Silo is our most ambitious collaboration with GRAYA to date," said partner of Bureau Proberts, Andrew Bell.

"The design responds to the industrial character of the James Street precinct through landscaped tower forms and a generous public realm, creating a contemporary subtropical building grounded in its location.”

The project’s bold cylindrical architectural form gives The Silo its name and is intended to make it one of Brisbane’s most recognisable buildings in the years ahead. 

The design reinterprets the area’s industrial character through a contemporary subtropical response.

At ground level, landscaped public spaces and Silo Lane will create a more permeable connection between James Street and Gasworks.

The new retail and dining laneway will bring energy and connectivity to the James Street precinct and support a more active pedestrian experience.

GRAYA has set a clear ambition for The Silo to become Brisbane’s best residential building.

Its two-level sky deck will offer more than 2000 sqm of resident amenity, all located on the doorstep of Brisbane’s premium lifestyle hub.
