On the corner of Garfield Terrace and Thornton Street, 37 storeys of soft, sculpted concrete and terracotta curve around a 58-metre frontage just 60 metres from the sand.

Inside is an equally considered promise: just two homes per floor, 57 residences in total, and a level of restraint that Frank Developments and Signature Property Partners have made their signature.

This is MAYA, their most considered address yet, and now selling.

Why Northcliffe, and why now

Gold Coast money has traditionally clustered a few streets south, along the Mermaid Beach stretch long nicknamed “Millionaires’ Row.” Northcliffe is quietly being tipped as its next act, close enough to that same beachfront energy, but still carrying room to move before the premium fully catches up.

MAYA’s address backs that up. The Langham and Capri on Via Roma sit within walking distance, HOTA (Home of the Arts) is a short trip away, and Pacific Fair is 10 minutes by car. BMD Northcliffe Surf Life Saving Club anchors the foreshore directly across the road.

A day at MAYA

The day tends to start early down on Level 4, where a resort-style pool waits between daybeds and cabanas before the rest of the coast has properly stirred. A cold-therapy shower afterwards gives way to the Roman baths or one of two saunas for those who’d rather ease into the morning than shock it awake, with the gym close by for anyone who wants both.

Inside, European Oak flooring, Saturn marble, and wool carpet run through interiors shaped by BYculprit around three ideas: Embrace (soft forms, sepia-toned warmth), Duality (contrast and tonal depth), and Textural (layering and light play reminiscent of tidal patterns).

The result? A timeless, understated design that prioritises enduring architecture over passing trends. Kitchens with fully integrated Miele appliances are made for hosting, expansive living spaces are designed to breathe, and open-plan layouts dissolve the line between inside and out.

The numbers

MAYA is now selling, offering a premium collection of half-floor homes, full-floor sub-penthouses, and the crowning penthouse with a private rooftop terrace.

Prices begin at $3,650,000 for a three-bedroom half-floor residence with three baths, one study, and two-car parking spaces.

Construction commenced in June 2026, with completion expected mid-2029.
