Mosaic Property Group has reached a significant milestone on its Palm Beach development, Sophia by Mosaic, with 75% of residences sold during pre-release, paving the way for construction to commence by its internal building team.

Positioned on a rare 20-metre absolute beachfront site at the prestigious northern end of Palm Beach, the $140 million Sophia is capitalising on strong demand for ultra-luxury living in one of Australia’s most tightly held coastal enclaves.

Palm Beach has rapidly evolved into the Gold Coast’s new dress-circle destination, attracting discerning buyers and high-net-worth individuals, and setting new benchmarks for prestige. Amid this rising momentum, Sophia has already achieved $105 million in sales.

Following the response, Mosaic has released the final collection of ultra-luxury full- and half-floor residences – some of the largest available in the area, spanning up to 540sqm.

Designed in partnership with renowned architects Bureau Proberts, the nine-level boutique development comprises 31 generously proportioned residences and a suite of five-star private wellness amenities.

Mosaic founder and managing director Brook Monahan said the overwhelming early interest in Sophia reflects both the rarity of true beachfront opportunities in Palm Beach and the deep trust buyers place in Mosaic’s proven track record of quality and delivery.

"Palm Beach has well and truly arrived. Once a well-kept local secret, it has evolved into a highly sought-after beachside destination for high-net-worth individuals, notable public figures, and discerning buyers seeking sophisticated coastal living with an authentic sense of place and community."

"A surge in record-breaking sales and prestige transactions is underscoring its transformation into one of Australia’s most exclusive and tightly held beachfront enclaves."

“Sophia presents an exceptionally rare opportunity to secure an absolute beachfront residence in the most desirable stretch of its shoreline with some of the best-protected beaches on the Gold Coast,” Brook said.

“Demand is being led by owner-occupiers – both local and interstate – who recognise the scarcity of true beachfront offerings and the enduring value of owning on the sand.”

“With our internal construction team mobilising in mid-April, buyers can have complete confidence that Sophia will be delivered to Mosaic’s uncompromising standards, on time and with the quality we’re known for.”

Mosaic’s fully integrated model – spanning site acquisition, design, construction, and long-term caretaking – ensures every project meets the highest standards of quality, durability, and investment value.

The company’s ongoing management and building care roles post-completion further reinforce its commitment to standing by what it delivers long after settlement.

With more than $1.4 billion in active and completed projects across the Gold Coast, Mosaic has firmly established itself as one of the region’s most dependable and respected developers.

Beyond Sophia, Mosaic is deepening its Gold Coast presence with a strong pipeline of luxury projects slated for launch in 2025.

In Broadbeach, Mosaic has acquired its third site and an approved development application for a $250 million, 37-level Masterpiece Series tower on Mary Avenue, comprising 59 expansive full- and half-floor residences.

In Burleigh Heads, the company has also secured its fifth site, with plans for a $185 million ultra-luxury development now underway.

Recent Gold Coast completions include Marella by Mosaic in Broadbeach, while Lily by Mosaic – also in Broadbeach – is currently under construction and due for completion in late 2025. Isabel by Mosaic in Burleigh Heads is also progressing, with completion anticipated in early 2026.

Since 2012, Mosaic has completed more than 65 developments across South East Queensland and delivered over $2 billion in real estate across Brisbane, the Gold Coast, and the Sunshine Coast. A further $2 billion in residential and mixed-use projects are currently under construction or in the pipeline for delivery within the next five years.

Prices for Sophia’s final release start from $5.1m for half-floor with pricing for full-floor residences available on request.
