Mosaic makes waves with $30m South Brisbane riverfront acquisition

Mosaic Property Group has acquired 91 Montague Road, South Brisbane, a prized north-facing riverfront site, for $30 million. The purchase sets the stage for the group’s largest project yet, with Stage 1 expected to reach an end value of $500 million.

The 4,282m² site, acquired from the Schiavello Group with the assistance of Knight Frank’s Christian Sandstrom, features 35 metres of uninterrupted Brisbane River frontage. Situated in the cultural heart of South Brisbane, with easy access to West End and the CBD, it is surrounded by the city’s top dining, retail, and amenities, and ranks among the highest walkability scores in Queensland.

Directly adjoining a precinct, earmarked by the State for new parkland, housing, and cultural infrastructure, Mosaic's project sits at the epicentre of this section of the riverside regeneration, consolidating South Brisbane’s reputation as the city’s most dynamic and diverse riverfront destination.

Mosaic has commenced concept planning with design partner Bureau Proberts for a luxury, owner-occupier focused tower consistent with the group’s flagship schemes across South East Queensland.

Mosaic’s founder and managing director, Brook Monahan recently appointed Chairperson of Queensland’s Residential Tenancies Authority Board, said the acquisition marked a pivotal step in the group’s evolution, reinforcing its growth trajectory and its position as a leader in the luxury residential sector.

Brook said the ability to secure and deliver sites of this calibre had become increasingly complex in the current environment.

We only move forward when we have absolute certainty that we can deliver - and deliver to the standard our customers expect and deserve.”

Founded in 2004, Mosaic has grown into one of Queensland’s leading private integrated residential groups, spanning site acquisition, marketing, design, development, construction and long-term building and property management.

Since rebranding in 2012, the group has delivered more than 70 projects worth over $2 billion, with a secured pipeline exceeding $2 billion. It has never failed to complete a project, despite navigating multiple industry cycles, and every development has sold out well ahead of completion.

This year to date, Mosaic has completed five luxury projects, delivering more than 450 new homes with a combined value of $580 million. With six active construction sites totalling $1.35 billion, it stands as one of the most active and consistent private developer-builders in the state.

Brook said Mosaic’s growth has always been driven by a long-term, customer-first philosophy.

The South Brisbane project is scheduled for release in early 2026.
