New development in Sydney to deliver 359 apartments

The Sydney suburb of Auburn will soon be home to 359 new apartments -with some 67 of these classed as affordable housing. 

The apartments will be in a three-tower residential and retail complex opposite the train station at 41 Auburn Road, with frontages to Queen Street, Harrow Road and Mary Street. 

The Auburn Shopping Village project has been classified by the NSW Government as a significant development for the state. 

Architects for the project, PLACE Studio, note the development is part of the local council’s strategy for Auburn town centre for 2031 to make it  'an active, community oriented and economically thriving town centre competing as a subregional centre, with well-designed buildings, attractive streetscapes, parks and public spaces that reflect the urban vitality of its culturally diverse population'. 

“The site seeks to become the centre of the social, cultural and commercial heart of the town,’’ says James Alexander-Hatziplis, co-founder and CEO of PLACE Studios. 

“We expect to see many more developments towering around Sydney stations, including the new Metro stations,” he forecasts. “People want to be near train and bus interchanges so that they can commute to work easily.” 

James adds, “The key to these developments is to ensure they are ascetically pleasing to the eye of not just the residents and visitors, but also from those using the transport corridors.  

"They cannot just be big boxes that maximise the space.

“They also need to provide the facilities that residents need and can bring the community together, such as coffee shops, gyms, and childcare facilities.

"This can strengthen the communities within these developments and make them successful for the owners, investors, the Council, and the suburbs overall.”  

At Auburn, the development will feature a public plaza at the corner of Auburn Rd and Queen St and new laneways to traverse the site. 

“It will also supercharge shopping options in Auburn,” adds James.  

The NSW government recently announced it would increase buildings, especially dwellings, around 31 of Sydney metro rail stations.  

“This will see an estimated new 140,000 homes within 400 metres of these hubs,” said James.  

“Smart design can help offset the potential issues of living next to a train station and by adding the right noise mitigation strategies developers can create spaces around transport hubs that will appeal to a wide range of potential residents.

“It is key to have smartly designed, effective, efficient and liveable premises to attract a range of residents.

“This allows for a win-win, with homeowners to the choice of living in convenient areas without it being too noisy.”
