A new land release in Lovedale Farm allows buyers to design and build their own custom home in the billion-dollar golf and residential development in the Hunter Valley.
Blocks range from 1,000 to 3,000 square metres, and prices start at $995,000.
Spanning a 600-acre site opposite The Vintage on Wine Country Drive, Lovedale Farm will include an 18-hole championship golf course, a clubhouse, 500 houses, and a 300-room resort.
Facilities include a private residents' pool, tennis and pickleball courts, a playground, a green village oval, and an off-leash dog park.
The first 200 homes and a championship golf course are anticipated for completion in 2027.

The land release follows the sales success of the first stage of house and land packages in the Capital Corporation development in Lovedale.
Capital Corporation managing director Jim Hunter said more than 70% of homes in the first stage have been sold since launching to market in December.
Jim said the new land release responds to strong market demand for flexible living options in the development for buyers who prefer to design a residence to "bring their dream home to life."

"Homes on the lifestyle lots will be designed to maximise views to the remnant woodlands surrounding Lovedale Farm," Jim said.
"Adjacent to the championship 18-hole Darius Oliver-designed golf course, scenic walking trails, and the future dining and hospitality precinct, this release further elevates the lifestyle offering in one of the Hunter Valley's top locations."
Lovedale Farm's residential offering of house and land packages includes lots ranging from 500 to 3000 square metres.

The three- and four-bedroom houses include landscaping, fencing, and a driveway.
The designs are inspired by rural homesteads, elegant barns, and luxury homes, with oversized living areas and an ensuite for every bedroom.
The homes include a two-car garage; some have golf buggy parking, with prices ranging from $1.3 million to $2.1 million.

The new golf course will join The Vintage and Cypress Lakes as the Hunter Valley's third championship golf course.
Over 50% of Lovedale Farm will be dedicated to the golf course, bushland, parks, and water features.
The site will retain many of its established trees, and extensive planting of 2,000 trees has already been undertaken.

Golf course designer Darius Oliver and award-winning international architectural firm Hachem have been instrumental in creating Lovedale Farm, which was originally a dairy farm purchased by Capital Corporation in 2004.
Darius is behind golf courses such as Cape Wickham Links on Tasmania's King Island and The Farm at The Hills in Queenstown, New Zealand.
The project is set to generate around 1,250 jobs in the local area, injecting an estimated $300 million into the Hunter during construction.
"Our goal is to create a community that reflects the best of Hunter Valley living," Jim said.
"With direct access to a championship golf course, a future town centre, and nearby wineries and gourmet destinations, residents enjoy a lifestyle that balances nature and leisure."
