

NIECON has officially launched Reflections on the Broadwater, a $168 million boutique residential development comprising 90 luxury residences set directly on the Broadwater foreshore at Biggera Waters.
Construction is scheduled to begin in early 2027, and completion anticipated in December 2028.
The release of 90 luxury residences across 14 levels brings a rare parcel of true waterfront land to market and sets a fresh standard for considered lifestyle-driven apartment living on the northern Gold Coast.

Sitting on sought-after Marine Parade, one of the last significant landholdings along this stretch of the Broadwater, Reflections has been positioned to capture uninterrupted water views, direct foreshore access and the kind of address that rarely becomes available in an increasingly built-out waterfront market.
"Land like this rarely comes up anymore," said William Nikiforides, managing director of NIECON.
"You're looking at one of the last true waterfront sites on this part of the Broadwater - there's no replacing a position like it.
"When we secured the site, we knew we had a responsibility to do it justice."
William said the northern Gold Coast had matured into a popular region, and Reflections on the Broadwater had been designed to reflect that shift.
"The Gold Coast has evolved enormously over the past decade, and today's buyers are looking for more than just a view," William said.
"You've got easy connectivity to Brisbane and the rest of the coast, but what sets a Broadwater foreshore address apart is what it does for how you actually live day to day - walking and cycling the foreshore, getting out on the water, starting and ending the day by the water."

William said this shift was playing out clearly in early enquiry for Reflections on the Broadwater.
"We hear it constantly from purchasers now - people want less time commuting and more time outdoors, by the water, with their family," William said.
"A foreshore address like this lets residents have both: the connectivity to get to Brisbane or the airport when they need to, and a slower pace of life the moment they're home."
The project is shaped in collaboration between NIECON, interior design studio Tom Mark Henry and award-winning Brisbane architecture practice Kris Kowalski Architects.
Together, the team has focused on a facade and floorplan language that responds directly to the waterfront setting - maximising the outlook and natural light across every residence.

The collection is made up of 68 two-bedroom homes and 22 larger three-bedroom + MPR residences.
As NIECON operates as both developer and builder, the company maintains direct oversight of the project from initial design through to final settlement, giving purchasers accountability and tighter quality control throughout planning, construction and handover.
