Sherpa secures approval for $350m Coolangatta development with first home buyer model

Sherpa Group has secured Gold Coast City Council approval for Flourish Viveré, a $350 million, 194-apartment mixed-use development in Coolangatta. 

The Christie Leet-led Sherpa group, which has a pipeline of more than $1.7 billion across the Gold Coast and Brisbane, will reserve 41 apartments - almost a quarter of the total, exclusively for first home buyers. 

As a result, this extends the model that sold out, at its Palm Beach development in just over a week.

Christie Leet said providing a cohort of apartments for first home buyers was increasingly important to Sherpa given the price pressures being experienced by first home buyers.

“The model has proved very successful at our Flourish Soleira project at Palm Beach where 27 apartments were reserved for first homebuyers and sold out in a little over a week, with 25 of them going to locals,” said Christie.

“We have an extraordinary database of buyers who missed out and moving forward we are committed to trying to create an environment where first home buyers can get onto the property ladder.”

Sherpa has gained a reputation for incorporating exceptional value apartments into its projects, whilst being close to the beach. 

Sherpa's Flourish Soleira development is commencing construction in September of this year. 

It is positioned less than 100 metres from the beach at Palm Beach, and a stone’s throw to the ultra-exclusive Jefferson Lane where beachfront blocks are selling for in excess of $13 million.

Flourish Viveré will be located 100 metres from Coolangatta beach.

“We realised some time ago that sites very close to the beach were substantially undervalued when compared to the beachfront, and this has allowed us to create premium apartments for prices that are attainable in the current market,” said Christie.

In an exclusive partnership with LPS Group, Sherpa will begin construction on Flourish Vivere in January 2027 with delivery expected towards the end of 2029.

Sherpa paid $27 million for the site in 2025 and Viveré will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and Soleira in Palm Beach where the company’s current workbook is valued in excess of $800 million.

The company is also developing Symphony in Brisbane - all designed to deliver a depth of housing types in lifestyle-rich locations, giving locals a real chance to secure a residence close to all the amenities they need.

The HAL Architect-designed Flourish Viveré will offer a diverse range of residences, from one-, two-, three-and four-bedroom apartments to the premium Canopy range to luxury penthouses, building on Sherpa’s vision for Flourish to create thriving multigenerational communities.

Residents can indulge in the company’s distinctive Flourish rooftop, which will showcase a private resident’s lounge, outdoor dining with barbecues and pizza ovens, heated pool, fully-equipped gym, state-of-the-art wellness centre, with sauna and steam room, creating a sanctuary in the sky.

The development is strategically located to offer a walkable lifestyle, with the Strand shopping centre, cafes, restaurants, shops and the beach, all just a short stroll away.

Sherpa has delivered 16 residential projects over the past seven years.
