

Renowned Sydney-based design studio YSG has unveiled its first-ever interior design for a multi-residential project, The Frederick, in collaboration with Big Projects Developments – the team behind Zinc in Kirra.
Located just 100 metres from the Nobby Beach precinct, The Frederick was beautifully designed to capture the distinct character of this much-loved coastal village: relaxed yet refined, nostalgic yet forward-looking.
YSG Studio, celebrated for its bold materiality and intuitive layering of form and texture, brings its unmistakable aesthetic to a shared residential setting for the first time.
“Nobby’s has such an iconic energy. It’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” says Yasmine Ghoniem, director of YSG Studio.

With architecture by Plus Studio, The Frederick introduces a rare level of design depth to boutique coastal living, offering only 35 apartments, including a beach house and penthouse collection.

Inside, YSG’s interiors balance the raw with the refined, pairing the reflective sheen of curved stainless-steel islands with the tactile depth of travertine floors. Sculptural lighting, built-in dining spaces, and wraparound balconies create flow and openness to each home, while warm timber and soft neutral tones enhance the sense of coastal calm.
For developer-builder Big Projects, The Frederick represents a new benchmark in design-led development.
“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, director of Big Projects.
“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light, and connection, while creating a genuine sense of place.”

Architecture by Plus Studio distills the essence of mid-century optimism into a sculptural new form for the Gold Coast.
Rather than chasing trends, The Frederick looks back to move forward. The building draws on the timeless language of mid-century modernism with long horizontal lines, sun-soaked geometry, and an honest expression of material, reinterpreted through a coastal lens to feel both nostalgic and contemporary. The result is architecture that’s playful yet composed, bold yet serene.
“This is not just a building, it’s a creative statement,” says Chrisney Formosa, principal of Plus Studio.
“Each move, from the sculpted balconies to the tactile surfaces and rhythmic façades, feels like a conversation between eras, a love letter to a time when design was brave, and beauty was born from simplicity.”
For the new generation of Mermaid Beach residents who see living as an act of expression, The Frederick offers a new identity that captures the evolving soul of Mermaid Beach and the modern Australian coastal condition.

A standout feature of The Frederick is its rooftop terrace, offering panoramic views from the hinterland to the ocean.
More than an amenity, this space is a retreat in the sky, complete with a sculpted pool that stretches toward the horizon, a dark timber-lined sauna, sun decks, a fire pit terrace, and even a work-from-home business lounge with privacy pods.
