123OBR in Broadbeach is redefining the meaning of ‘pool house’ with a grand, double-storey 444sqm residence comprising elegant finishes, bespoke details and a boundless sense of space. The project is an ambitious collaboration between Brisbane-based developer Bottega Group and world-renowned architecture firm Woods Bagot and is sure to raise the stakes for luxury living on the Gold Coast.
The Pool House is just one of only 14 new full-floor and multi-floor homes at 123 Old Burleigh Road; the development is more a vertical village than a traditional residential tower. The iconic nautical design nods to its coveted coastal location, as the building’s articulated slab edges appear as a grand ship. This proud bow design is shaped to provide privacy for residents while maintaining sweeping views across the horizon and hinterland.
The entrance is set on the ground floor, offering residents the unique luxury of entering their new home through a private verandah - an ode to the historic Queenslander, which provided ample inspiration in the ideation process. “In true beach house-style, residents enter their beach home via the verandah, a space which effortlessly mediates the transition between public and private but also acts as a habitable breezeway that takes advantage of the elevated views, lights and sub-tropical climate,” explains Andrew Erwin, NPA Projects Director.
Woods Bagots’ interior design marries relaxed textures with opulent finishes, paying meticulous attention to finer details. Extra-high ceilings, floor-to-ceiling windows and oversized spaces allow the Pool House to be flooded with natural sunlight year-round. Wold-class craftsmanship is ubiquitous, from the 150-year old French Oak hardwood timber floors to the custom champagne brass finishes, natural stone benchtops, 100% wool carpets and bespoke warm lighting.
V-Zug was the natural choice for all the kitchen and laundry appliances because of its trademark Swiss efficiency and its commitment to sustainability, timeless aesthetic, user-friendly interfaces and durability. As a result, the appliances list is both premium and extensive. It includes a 60cm Combair Pyrolytic oven, steam oven, warming drawer, vacuum drawer, built-in coffee machine, 72 bottle wine cabinet, and a refresh butler that allows you to dry clean clothes from the comfort of home.
Unlike the other residences, the Pool House features a private pool with an adjoining sun deck and a private garden terrace accessible through two of the five bedrooms. An upper-level master suite offers a generous walk-in robe alongside two spacious bedrooms, each with private ensuites.
The open plan kitchen, dining and indoor-outdoor living space offer plenty of opportunities for larger social gatherings, while separate living areas provide private retreats if the party ever gets too raucous. Below ground lies a four-car garage as well as sufficient storage for surfboards that you will no doubt have in tow.
“123OBR features some classic beach house features wrapped up in an elevated, modern design that exudes the opulence of beachside living,” explains Andrew. “The divide of public and private areas in the home sees all living spaces facing east, encapsulating ocean views, while the private sleeping pods are located at the hinterland end of the building, providing a cosy, private escape conducive to rest and relaxation.”
Priced at $4,990,000, the Pool House at 123OBR is currently under construction and is expected to be completed in 2023. For more information or to enquire, click here.
