Leaving a long-held family home usually means giving something up. The space goes, the sense of arriving somewhere goes, and so does the feeling that a place will still be yours in 20 years.
At One Darling Point in Edgecliff, multinational developer Lendlease, award-winning architecture practice Tzannes, and Sydney-based architecture and interior design company Alexander &CO. have designed 41 homes to keep all three.
Here, residences start from Level 7 of the 17-storey building, and each is planned with the proportions of a house rather than an apartment.
That makes it a strong match for two quite different groups of people: Eastern Suburbs locals moving on from a home they’ve lived in for decades, and families looking for the space and permanence of a house within walking distance of prestigious harbourside amenities, including Ascham School.

A front door worth coming home to
Every home opens into its own entry foyer, with natural stone underfoot and a timber veneer clad wall. It gives each home a moment of arrival before the living spaces open up, the way a hallway does in a house.
Alexander &CO. planned the interiors around that sense of sequence.
“We wanted people to walk in and immediately sense warmth, calm, and a subtle, worldly sophistication,” said Jeremy Bull, founder and principal of Alexander &CO.
“There is a rhythm to the spaces: moments of compression and release, softness and stillness, all orchestrated to feel like a private home rather than an apartment.”
Renowned for creating highly detailed, timeless residences that balance sustainability, craft, and character, Alexander &CO. shaped the interiors to embody sophisticated worldly elegance with sensory details and refined textures. All this with house-like proportions and a quiet luxury that transcends trends.

Room for the way you already live
Homes across the building range from three bedrooms through to a penthouse. The three- and four-bedroom homes currently listed on A&D span 145 to 238 square metres, with up to three bathrooms and two car spaces.
Ensuring utmost functionality, there are Wolf and Sub Zero appliances in all apartments, with a Miele dishwasher, washing machine and dryer, and Australian-made Brodware tapware.
The four-bedroom homes are set up for hosting, with a large butler’s pantry, Wolf steam oven, second Sub-Zero fridge, and wine fridge.
Concierge services, secure parking, and a Level 4 wellness floor with a spa, sauna, steam room, and cold plunge take care of the rest.

Built to stay
Permanence is the other thing people expect from a house, and it shaped the building from the outside in. Tzannes chose brick-on-brick construction, a nod to the fine brick apartment buildings of the Eastern Suburbs, wrapped around a curved form that follows the contours of the site.
“The brickwork has warmth and texture, grounding the architecture in the history of the Eastern Suburbs,” said Alec Tzannes, founder and director of Tzannes.
“These material choices enable the architecture to age gracefully, and to feel as though it has always been part of this place.”
The building is also 5 Star Green Star rated and fully electric.
“One Darling Point is designed for people seeking a true forever home,” said Daniel Baxter, executive director of Development NSW at Lendlease.
“It delivers the proportions and liveability of a house, together with the convenience and ease of premium apartment living, all within one of Sydney’s most established harbour-side communities.”

The prestige of Darling Point, the ease of Edgecliff
Darling Point is one of Sydney’s most coveted harbourside postcodes, and One Darling Point sits high on its eastern ridge. That prestige comes with the everyday convenience of Edgecliff, with the train station across the road and the CBD minutes away.
For families, Ascham is within walking distance. For long-time locals, Double Bay’s cafés, Paddington’s dining, and Rushcutters Bay Park easily stay part of the week, all close by.
One Darling Point is targeted for completion in late 2028, and three- and four-bedroom homes are selling now.
