Shaking up Sydney’s luxury property scene, Abadeen has broken records and turned heads, with construction officially underway on their $110 million boutique residential project, Henri House.

Following the successful demolition of the existing building, Abadeen is bringing to life a bold new vision in the heart of Darlinghurst. Henri House combines timeless architectural elegance with contemporary design, offering just 13 north-facing designer apartments, including an exclusive whole-floor penthouse.

Henri House is timeless and elegant in design

The limited collection of two- and three-bedroom designer apartments captures panoramic views over Sydney’s glistening harbour and city skyline.

Originally designed by renowned practice Woods Bagot, with modernist interiors by Studio McCue, Henri House features bold, monolithic architecture and commodious interiors. The architecture carves a modern classic into the vibrant Darlinghurst streetscape, with sophisticated Potts Point and Paddington within easy walking distance.

Abadeen has appointed iCIRT-rated builder, Credence Constructions, with the project due for completion in early 2027.

“Works are progressing well, having recently completed demolition of the existing building. We’re now gearing up to excavate the multi-level basement,” the construction team confirmed.

The construction milestone follows a successful sales campaign led by SRM Residential, which saw standout results including a $15 million transaction combining two three-bedroom apartments into a full-floor residence. These early achievements reflect the strength of demand for premium, design-led residences in Sydney’s inner-city market.

Since launching to market in February, SRM Residential achieved $42 million in sales on launch weekend alone, with 65% sold in the first two weeks, highlighting a highly engaged buyer market drawn to the project’s scale, finishes, and location.

“Henri House represents the perfect synergy of premium location, refined design, and the vibrant lifestyle of Sydney’s Eastern Suburbs,” said Joe Tack, CEO of Abadeen.

“We’re thrilled to be partnering once again with trusted iCIRT-rated builder Credence Constructions, who have proven to be an outstanding team on our ENSO project in Neutral Bay, which will be unveiled next month as the scaffold comes down.

"The early success of Henri House reflects both the strength of the product and the growing demand for refined inner-city living.”

Set amid leafy streets, heritage terraces, and a vibrant dining and bar scene – alongside a prominent medical hub near St Vincent’s Hospital and the Victor Chang Research Institute – Henri House introduces understated elegance to one of Sydney’s most sought-after inner-city neighbourhoods.

Originally named Henrietta Town after Governor Macquarie’s wife, Darlinghurst continues to be a place of transformation and a beacon of culture and creativity.

With construction now underway, Henri House is well on its way to becoming one of Sydney’s most sought-after boutique addresses. Only a handful of three-bedroom apartments and a whole-floor penthouse remain for sale.
