Construction has officially commenced on Eden Caloundra, the $300 million mixed-use development by Gardner Vaughan Group, is set to reshape Bulcock Beach, and deliver 179 apartments, five retail spaces and more than 300 jobs to the Sunshine Coast.

Early buyers Sean and Suzanne Allen, who attended the sod turn event, said the quality of the resort-style amenities and prime location near Bulcock Beach drew them to Eden Caloundra.
The pair, who’ve lived in Caloundra for almost 20 years, are rightsizing into a three-bedroom apartment from a large four-bedroom property to enjoy a lower-maintenance lifestyle with all the benefits of coastal living.
“Eden’s prime location was a massive draw for us - you’re in the heart of Caloundra, with stunning views of the water and easy access to restaurants, the beach and anything that you might need,” Sean said.
“The size and quality of the apartments are also perfect for our final home, and we’ll still be able to enjoy all kinds of amenities like the pool without having to manage the maintenance.”
Sean said they had seen Gardner Vaughan Group’s Bask Bokarina development come to life, showcasing a high-quality build.
“It was an easy choice for us when the opportunity to purchase at Eden arose,” Sean said.
“Gardner Vaughan Group’s record as a trusted builder-developer gave us complete confidence it’s a solid, future- proof investment.”
Gardner Vaughan Group commercial director Sam Gardner, said the response from local buyers has been an outstanding testament to the design of Eden Caloundra, and the company’s track record.
“It also speaks to the appeal of Caloundra as a place to live, invest and belong,” Sam said.
“Buyer interest at Eden Caloundra has been strong, with over 60 per cent of apartments already sold.
“Today, our Sunshine Coast portfolio totals $628 million and we are actively pursuing new opportunities to
continue delivering for the region.”
Designed by award-winning architect studio Ellivo and located only minutes from the beachfront and Caloundra’s town centre, Eden’s two apartment towers, known individually as Kalo and Kabiana, offer views of Kings Beach, Bulcock Beach, Pumicestone Passage and Bribie Island.

Residences feature luxury interior finishes, full-height windows flooding homes with natural light, high ceilings, and carefully positioned balconies to maximise the stunning coastal vistas.
Exclusive resident amenities include a resort-style swimming pool, gym, alfresco dining and barbecue areas, private function room with kitchen, community vegetable garden, and dedicated surfboard washing and storage facilities.

On the ground floor, a landscaped open-air plaza features five retail tenancies designed for café dining, boutique retail, and lifestyle services creating a vibrant hub that connects the development to Bulcock Street’s renewal.
