AT A GLANCE:

  • Developer: Iris Capital
  • Builder: Iris Built
  • Address: 20 Albert Avenue, Broadbeach, QLD 4218
  • No. of Residences: 425
  • Estimated Completion Date: Late 2027 for Albert; mid-2028 for Victoria.

Construction is now well underway at Victoria & Albert Broadbeach, Iris Capital’s landmark twin-tower development in the heart of one of the Gold Coast’s most walkable and well-loved neighbourhoods.

Significant progress can be seen across the site, with basement work well advanced and both residential cores climbing out of the ground. The eastern core, Albert, and the western core, Victoria, are both tracking around Level 2 of the podium structure, with the development on course to reach Level 4 by mid-2026. First residents are expected to begin moving into Albert from late 2027, with Victoria to follow from mid-2028.

It’s clear that buyers have been paying close attention, with more than 65% of the 425 homes already sold.

Two towers. One address.

Victoria & Albert (V&A) offers one-, two-, three-, and four-bedroom homes across both towers, capped by an exclusive penthouse collection.

Architecturally designed by DBI, every residence has been designed with generous indoor and outdoor living spaces – the kind that make the difference between an apartment you tolerate and a home you love. Interiors draw on a material palette inspired by the natural coastal landscape, with warm tones and textures that feel grounded rather than generic.

Each home captures ocean outlooks, and the floor-to-ceiling glazing throughout ensures those views, and the Queensland light that comes with them, are a constant presence. Kitchens, bathrooms, and living areas are finished to a standard that doesn’t ask you to upgrade anything on arrival.

Whether you’re downsizing from a larger home or planting roots in a new city, the residences are built to feel settled from day one.

Resort-style living at home

What makes V&A particularly compelling is the depth of amenity exclusive to residents, and how thoughtfully they have been separated across the two towers.

The Albert Club, at podium level, is residents-only, with a pool, spa, lounge deck, fire pit, teppanyaki deck, zen garden, yoga lawn, gym, library, and multi-functional space. Up on Level 40, The Albert Sky Lounge takes things further: a full floor dedicated to private dining, indoor and outdoor entertainment, a games lounge, library, yoga and pilates space, catering facilities, a meeting room and multiple private seating areas.

The Victoria Club mirrors that thoughtfulness at its own podium level with a resort pool, spa, sauna, zen garden, gym, café, cinema, kids club, kids pool and more. And on Level 64 of Victoria, the Sky Lounge stretches across an entire floor, with private owners’ dining, a sports lounge, catering kitchen, meeting room, yoga and pilates space, and outdoor lounge areas with views that stretch in every direction.

Broadbeach: the neighbourhood doing the heavy lifting

Part of what’s drawing buyers to V&A is Broadbeach itself. As a resident, you will have Kurrawa Beach just 400 metres from the front door. Pacific Fair is 1 kilometre away, while local favourite restaurants such as Moo Moo The Wine Bar + Grill, Mamasan Kitchen + Bar, and Roosevelt Lounge are all within 350 metres.

You will also have easy access to the rest of the Gold Coast’s best, with the light rail stop 300 metres away, and the Broadbeach to Burleigh extension is now in its final testing phase, with services expected from mid-2026.

It’s a suburb that increasingly stands on its own, and buyers have noticed. Local downsizers and right-sizers make up a strong portion of buyers so far, alongside interstaters looking for a foothold in a suburb that feels like a genuine place to live, not just a holiday destination.

“We are seeing interstate buyers being attracted to Broadbeach, as the calmer, more relaxed neighbour to the internationally known Surfers Paradise,” said the Iris Capital team.

“These buyers are preferring apartments over beach homes due to relative affordability, preference for brand new and maintenance-free living, amenity, and one-level living with no stairs.”
