Welcome to The Gallery – a bold new mixed-use precinct envisioned by GRAYA™ that promises to transform Hamilton’s iconic Racecourse Road with high-end residences and activated ground-floor retail.

The award-winning developer has recently lodged a development application (DA) for the project, which would occupy a prominent 3,614 sqm site at Hamilton’s 63-71 Racecourse Road and 12 Balowrie Street.

“There’s long been a clear demand in Hamilton for a lifestyle precinct that combines luxury apartments with the type of vibrant, boutique retail we’ve seen delivered in places like James Street,” says Rob Gray, director of GRAYA.

The Gallery will deliver 37 residences across four storeys, underpinned by eight retail tenancies designed to inject new life into one of Brisbane’s most storied high streets.

The project will comprise nine two-bedroom and 28 three-bedroom apartments. Designed by acclaimed architecture studio Bureau^Proberts, the residences will be crowned by a private, resident-only rooftop retreat spanning over 800 sqm, complete with a resort-style pool and panoramic district views – a hallmark of GRAYA’s signature design ethos.

The development marks GRAYA’s first multi-residential release in Hamilton, following more than a decade of designing and delivering some of the suburb’s most recognisable homes.

Signature builds, including Scorpia, Larc, and the Mediterranean-inspired Casa Espri – which recently resold for $12.5 million, have firmly established GRAYA’s design legacy in the precinct. The Gallery will extend that legacy, introducing a new precinct that seamlessly blends design-led apartments with a curated retail and dining destination.

Designed to offer both connection and convenience, the ground-floor retail mix at The Gallery will be intentionally selected to reflect the community’s appetite for quality. From wellness to food, boutique grocers to wine bars, the ambition is to bring a refined and refreshing offering to an area that has long awaited its moment of evolution.

“This is about giving Hamilton and Ascot the type of neighbourhood destination they deserve,” says Andrew Gray, director of GRAYA.

The DA submission for The Gallery follows GRAYA’s recent pre-market success at Enclave Broadbeach - the developer’s tallest tower to date, where over $80 million in apartments were sold within 24 hours of release.

WHITEFOX Projects’ sales director, Phillip Rand, says The Gallery represents a rare evolution of GRAYA’s proven model.

“This is the first time residents will not only own a signature GRAYA property – they’ll also benefit from being part of a premium precinct. From an investment perspective, that’s a unique proposition with enormous future potential,” Rand says.

“It’s the first time we’re seeing their signature design quality combined with lifestyle-driven placemaking.”

The development is another step in GRAYA’s broader strategy to reshape inner-Brisbane living through design-led, highly considered projects. With a current pipeline approaching $1 billion, GRAYA continues to lead the market in the delivery of elevated residential and mixed-use offerings that blend architectural innovation with lifestyle amenity.

Pending DA approval, The Gallery is expected to launch to market in early 2026.
