As Sydney’s lock-out laws dampen a once thriving nightlife district, a gentrification is sweeping through the inner-city suburbs. Walk through the streets and you’ll notice nightclubs and bars are being replaced by yoga studios and health cafes, signalling a new era as new businesses emerge.

As a result, buyers are increasingly looking to suburbs such as Potts Point to call home. And If there was one new development on the market that represented the suburb’s rejuvenation, it could just be ‘The Hensley’.

“It’s very rare for brand new offerings to come on to the market in Potts Point,” explains CBRE’s Residential Projects Director, Ben Stewart.

“There is a lack of brand new stock in Potts Point, therefore the demand outstrips the supply.”

With developers Roxy-Pacific and award-winning architects Woods Bagot at the helm, expect only the finest quality in every facet of this luxurious boutique development, which aims to blend contemporary chic with touches of the early 19th century.

Two heritage halls on a street-corner have been retained and updated, converted into the building’s striking facade.

Beyond the exterior will be 44 north-facing apartments spread across eight levels, many looking out over Rushcutter’s Bay and the city skyline.

Herringbone flooring will feature throughout the lobby and through to each of the one, two and three bedroom apartments on offer, just one of a number of art-deco touches paying homage to the area’s bohemian history.

It’s the quality of the features attracting interest.

“The finishes are of an extremely high level, from the Herringbone floors to the porcelain marble. It’s beautifully designed,” Mr Stewart says.

There will be light-filled, spacious living areas, as well as exposed brick feature walls, crafted joinery and the choice of two colour schemes to suit every taste; one is darker, and bolder, the other, lighter and brighter.

The open-plan living areas connect through to private balconies to soak up the balmy Sydney atmosphere, creating the ultimate entertainment space.

While no expense has been spared in the kitchen and bathrooms; think stone bench tops and splashbacks, contemporary cabinetry and old English-Style tap ware.

There is also the option to take the party upstairs to the leafy rooftop terrace, however if it’s a moment of meditation you’re seeking, there’s that option too, with the area divided into three distinct spaces to suit every mood.

As for Potts Point itself, the area is rich with history and reminders of a yesteryear. Restaurants, bars and boutique stores line the leafy streets, meaning there is always something to do, somewhere to go, and somewhere to eat in this thriving pocket just three-kilometres from the Sydney CBD.

The Hensley will contribute to the village-like atmosphere, with a ground floor cafe set to move in to the premises.

“People can see the vision for the area, they are seeing the changes and they want to be a part of it,” concludes Mr Stewart.
