Inside Windsor Park: award-winning design with a distinctly Windsor edge

It’s not often that Apartments & Developments has the opportunity to walk through a development that’s already complete, so experiencing Windsor Park in its finished form was, quite simply, a rare treat.

Recently completed, Windsor Park in Melbourne’s inner south comprises just 33 residences and has already been recognised at both a state and national level, receiving the UDIA Award for Best Medium Density Development in Victoria (November 2025) and then nationally (March 2026) at an awards Gala held in Adelaide.

A rare opportunity to experience the finished product

During a recent walkthrough of the development, Apartments & Developments toured a selection of completed residences – a ground-floor three-bedroom home and a penthouse, each offering a different perspective on how the project has come together.

The ground-floor residence presented a strong connection to the outdoors, with direct access and uninterrupted views across the adjoining parkland. Inside, the warm-coloured material palette introduced a subtle edge with concrete ceilings, generous stone surfaces, and a restrained, textural finish that leans into a warehouse-inspired aesthetic.

All three bedrooms feature their own ensuites, adding a layer of privacy and flexibility that supports both everyday living and hosting guests.

Upstairs, the penthouse offered a more expansive interpretation of the same design language, this time, in a lighter palette.
Also comprising three bedrooms – again, each with its own ensuite – the residence is cleverly zoned, with two separate living areas positioned at opposite ends of the home. This separation creates a natural sense of retreat, whether for entertaining or simply enjoying some time out from the rest of the household.

A dedicated study or library adds further flexibility, while a dreamy wine cellar offers a fitting place to store a bottle to enjoy at the end of the day.

In both homes, the outlook played a defining role. Park views framed the interiors, softening the more architectural elements and bringing in natural light – a contrast that adds to the overall sense of balance.

Design shaped by both place and character

What becomes clear when walking through Windsor Park is the extent to which the development responds not only to its physical setting, but also to its location within Windsor.

The interiors reflect a more urban, design-forward sensibility, drawing on warehouse influences while maintaining a refined, liveable feel. Paired with the neighbouring green space, this creates a natural contrast between edge and calm, density and openness.

“We wanted to create something that felt authentic to Windsor,” said Andrew Hansen, investment manager - property at Wilbow Group.

“We wanted a design that reflected a unique balance of the tranquil park side location of the project with the character and energy of the area, while still delivering homes that feel comfortable and liveable.”

A measured approach to medium-density living

At a time when medium-density housing is increasingly in focus, Windsor Park offers an example of a more considered approach.

With just 33 residences, the scale feels intentional. There’s a balance between privacy and community, with each home maintaining its own identity while contributing to a cohesive whole.

This approach has been recognised by the industry, with the project receiving UDIA’s highest honours for medium-density development – an acknowledgement of both design quality and delivery.

“For us, it was about getting the fundamentals right,” said Matt Burns, group director at Sinclair Brook Group.

“Good orientation, strong layouts, materials that will last, and making sure what was delivered on site matched what was promised at the start.”

From concept to completion

For the team behind the project, the finished outcome reflects a clear alignment between vision and execution – something that becomes particularly evident when walking through the completed homes.

Completed projects like Windsor Park also offer a useful point of reference for how design intent translates into the built outcome, from spatial flow through to material finishes and overall feel.

In this case, the result is a collection of homes that feel liveable, considered, and closely connected to their surroundings, with a materiality and design language that reflects the character of Windsor itself.

And perhaps most importantly, it’s a reminder that when design is thoughtfully considered from the outset, it holds up.
