In Hawthorn’s tightly held Scotch Hill precinct, Kooyongkoot is a rare example of a boutique development where the design thinking goes far beyond what’s immediately visible.
Developed by PQD and comprising just 18 residences, the project is defined by a meticulous approach to liveability, one that prioritises how homes are actually used day to day.
Early buyer demand has already validated Kooyongkoot’s offering, with several sales finalised in recent months, including an $8 million penthouse – one of the highest apartment transactions recorded in both Hawthorn and the wider City of Boroondara.

At the centre of Kooyongkoot’s design philosophy is an attention to detail that feels closer to a bespoke home than a typical apartment. With Mark Pomeroy, director of PQD, bringing a background in high-end residential projects, there is a clear focus on how small details shape long-term enjoyment.
That thinking plays out in subtle but meaningful ways across each residence. Lighting, for instance, isn’t treated as an afterthought. All fittings are on dimmers, with multiple circuits allowing residents to control different zones independently, whether that’s highlighting artwork or adjusting the mood throughout the home.
Storage has also been reconsidered entirely, replacing standard cages with fully enclosed, room-like spaces averaging larger than 5m by 3m, complete with power and lighting.
Outdoor spaces are equally well resolved. Balconies and courtyards include gas, water, and irrigation, making them genuinely usable extensions of the home rather than purely visual features.

Everyday functionality, beautifully built in
Functionality is quietly embedded into the design. Laundries double as practical workspaces, custom joinery is integrated throughout, and blind pelmets are designed to accommodate both sheer and block-out curtains, all reflecting a level of precision rarely seen in multi-residential projects.
It’s this accumulation of considered decisions that defines Kooyongkoot.
“We’ve agonised over truly every detail in the project, from architraves, skirting selection, tap fittings, door hardware, light fittings, automation, or how mirrors intersect with walls,” Mark Pomeroy explained.
“From the moment you arrive, the sense of arrival is unmistakable – the atrium draws in natural light and the corridors feel open and inviting, setting the tone for what lies within each home.
“Literally every single component has undergone developer consideration and design collaboration.”

Wellness and amenity, right-sized for residents
Beyond the apartments, the same level of care extends to shared amenity. For a building of this scale, the wellness offering is particularly strong, including infrared and traditional saunas, cold therapy, a treatment room, and a dedicated yoga and Pilates space.
A golf simulator, which can also function as a cinema, and a residents’ lounge add a social dimension, while avoiding higher-maintenance inclusions like a pool to help keep ongoing costs in check.
A central light court brings natural light deep into the plan, encouraging cross-ventilation and creating a quiet, green communal space to each lobby. Externally, sculpted brickwork and layered landscaping soften the architecture, balancing privacy with connection to the surrounding streetscape.

Architectural considerations that make a difference
The building’s design also responds thoughtfully to liveability considerations. There will be two Schindler brand lifts serving fewer than 10 residences each, each with its own dedicated rubbish/recycling chutes, alongside EV charging, a car wash, and even a professional-grade dog wash.
Safety and privacy have been thought through, where residents can unlock their homes remotely via a smartphone app, whether you’re just coming down the hallway from an evening out or letting family in to water the plants while you’re travelling.
Basement parking has been carefully engineered, too, with wide, low-gradient ramps suited for comfortable navigation and scrape-free parking to all vehicle types.

Where no detail is too small
Ultimately, Kooyongkoot is less about headline features and more about how everything comes together. It’s a project where the “one percenters,” often overlooked, have been carefully considered and consistently delivered.
With an address on one of Hawthorn’s prestigious streets, Kooyongkoot will sit in harmony with the area’s grand estates: a contemporary response that feels both respectful and lasting.
