Urban Property Group is well into construction on Mayfair, its 14-storey development taking shape in Penrith’s Thornton precinct. It’s a familiar stretch of Penrith for Urban, which has already completed five developments within a few blocks of the site. Mayfair will be its sixth development in Thornton.
The 431-residence tower will bring brand new one-, two-, and three-bedroom homes to the precinct, delivered by a developer backed by a 4.5-star iCIRT rating and a 10-year Latent Defects Insurance on every home in Mayfair, with more than 12,000 homes in construction or planning across NSW.

Built to last, and covered for 10 years
Every home at Mayfair is backed by two forms of independent assurance. Urban carries a 4.5-star iCIRT rating from Equifax’s Independent Construction Industry Rating Tool - an independent, third-party assessment of a builder’s financial strength and construction quality. Urban was also the first developer in Australia to take out 10-year Latent Defects Insurance, underwritten by Resilience Insurance, and Mayfair includes this.
That cover means Mayfair’s owners can claim directly with the insurer for latent structural and waterproofing defects that cause damage within the 10-year policy period, with no need to first prove fault or pursue the builder through the courts. The protection is transferable, so it carries over to future owners for the remainder of the policy term, not just the first buyer.
In August 2026, NSW Parliament passed laws making 10-year decennial defect cover an approved alternative to the standard two-year strata bond. Mayfair buyers already have the protection the rest of the NSW market is only now catching up to.

Designed around the view
Mayfair’s design meets Urban’s high standards for Thornton. North-facing homes from level nine up look out to uninterrupted views of the Blue Mountains, while nearly 7,000 sqm of ground-floor retail, anchored by One Playground gym and Volcanos Steakhouse, activates the street below.
SJB Architects, COX Architecture, and Arcadia have designed the towers, residences, and rooftop gardens respectively - a design team with a strong track record.

“Mayfair is a new benchmark for modern urban living in Western Sydney, and once it’s complete in late 2027, the design and the new ground-floor retail will make it a really desirable destination.”
Darren Booth, senior director at SRM Residential.
Urban’s track record is playing out in real time at Mayfair. As of early October 2026, construction is out of the ground on the eastern end up to levels 1 to 2, and level 8 on the western end.
Mayfair remains on track for completion in the second half of 2027.

One-, two-, and three-bedroom residences are selling now at Mayfair, priced from $589,000* for one bedroom, $785,000* for two bedrooms, and $980,000* for three bedrooms.
