Monaco Property Group has revealed NALU By Monaco, a $500 million development of 44 private residences on a 7,238sqm beachfront site at 122 Marine Parade, Miami, Gold Coast.

The landmark residential development comprises of only 44 private residences across a 7,238sqm beachfront site, at the base of the iconic Nobby’s headland in Miami Beach, set within the tightly held coastal enclave between Nobby’s Beach and Burleigh Heads, moments from the prestigious Hedges and Albatross avenues.

The launch represents a once-in-a-lifetime opportunity to secure a residence at one of Australia’s most exclusive beachfront addresses.

The project is the vision of Monaco Property Group Jonathan Grasso, with architecture by BDA Architecture, interiors by Tom Mark Henry and landscape design by LDG Landscape Architecture.

The iconic site was acquired by Monaco Property Group for $70 million in 2024.

Michael Kollosche, principal of the project’s exclusive sales and marketing agency, said NALU had been conceived for buyers seeking the convenience of apartment living while retaining the qualities they valued in a substantial home.

“People moving from large beachfront and waterfront homes are accustomed to space, privacy and the ability to entertain family and friends comfortably," Michael said.

"They want less maintenance without compromising on how they live."

“That was central to the thinking behind NALU: generous residences, substantial outdoor spaces and an amenity offering that makes the move feel like an improvement in lifestyle.

“The site is a major part of that. 

"It offers more than 7,200 square metres, 80 metres of beach frontage and three street frontages, with the headland immediately behind it.

Michael said enquiry included owners of nearby Hedges Avenue and Albatross Avenue beachfront homes, alongside buyers from Brisbane, Sydney, Melbourne and New Zealand.

A Technogym-equipped gymnasium, reformer Pilates and yoga studio, alongside two expansive resort-style swimming pools, further support an integrated approach to wellness and daily living.

Monaco Property Group co-founder Jonathan Grasso said the scale and location of the site had been fundamental to NALU’s design, allowing the team to draw inspiration from two defining natural assets - Nobby’s Hill and the Miami beachfront.

“This is a project we want to stand the test of time. Every decision, from the scale and architecture to the landscaping, wellness and amenity, has been considered around how people will live here, both now and well into the future,” said Michael.

Construction has already commenced on site, with G&H Civil appointed to undertake early works.

NALU will be delivered through Monaco Property Group’s construction arm, which is set to be EastBuild Partners, and will be supported by seasoned project and construction managers, Eastview.

The delivery team will be led by construction industry expert Graham Goldman, supported by Eastview’s more than three decades of project and construction management experience. 

Eastview’s experience extends across some of the most recognisable residential developments on the Gold Coast.
