For years, the former Balmain Leagues Club site has stood as a reminder of what once was, and what could be. Now, that shift is underway. Aptly named Rozelle Village, the site’s construction progress is bringing new energy to the neighbourhood, as a long-awaited Inner West precinct begins to emerge.

Early works are now complete, with basement construction well advanced and vertical construction underway. The project marks a significant step in transforming the prominent Victoria Road location into a new residential and community destination.

Rozelle Village is delivered through a close collaboration between PERIFA and Versatile Construction, with Absolute delivering specialist in-house trade capabilities. All part of Versatile Group, this integrated approach brings development, construction, and trades together from the outset, supporting build certainty, quality outcomes, and long-term value for future residents.

For Fabrizio Perilli, managing director of Versatile Group, the start of construction represents more than just progress on site.

“This site has had a lot of history, and we’re excited to deliver a new precinct that really forms part of the community, which will benefit those living, working, and visiting the area,” Fabrizio said.

“Rozelle Village will once again become the meeting place of the Inner-West – a collection of beautiful homes, open spaces, restaurants, bars, and shops – all carefully designed with the goal of bringing people together and catering to everyone’s daily needs.”

A new village for Rozelle

Once complete, Rozelle Village will deliver 224 new homes within a vibrant mixed-use precinct designed to reflect the character of the suburb.

Anchored by a central public plaza spanning more than 1,400 square metres, the development will feature bespoke hospitality venues, retail spaces, studios, and community facilities, creating a social hub for locals and residents alike.

Designed by Studio.SC, the architecture draws inspiration from Rozelle’s surrounding landmarks and heritage streetscapes. Crafted brickwork references nearby civic buildings, while metal framing façade details nod to the structure of the nearby Iron Cove Bridge.

Three laneway-style entries will connect the precinct to the neighbourhood, from Darling Street, Waterloo Street, and Victoria Road, encouraging walkability and linking the development with the broader community.

Residences designed for long-term living

Within the precinct, the residences offer a mix of one-, two-, and three-bedroom apartments and penthouses designed with both comfort and character in mind.

Interiors by SJB balance contemporary living with a sense of warmth and timelessness, offering buyers a choice of three distinct material palettes featuring natural stone, marble, and travertine finishes.

Living areas are designed to extend seamlessly outdoors, with balconies or wintergardens creating spaces suited to both everyday relaxation and entertaining.

“There’s a slight sense of nostalgia to it,” says Charlotte Wilson, senior associate at SJB.

“The residences are modern without being sleek or soulless, and with so many bespoke elements, they have the character of a different era.

“It’s timeless, too. You’ll be able to live here for a long time and not want to change anything.”

Residents will also have access to nearly 1,800 square metres of rooftop gardens across four levels, providing shared outdoor spaces as an extension of home, perfect for socialising, gardening, yoga, or simply enjoying views across the city skyline.
