Riverfront home opportunities rare find in prestige Brisbane suburbs

New figures released by Urbis show the opportunity to own a freehold home along inner Brisbane’s riverfront are all but dried up as sites become ‘extremely scarce’. In the blue ribbon stretch between Hamilton and Newstead there are just 21 freehold riverfront homes, with recent sales achieving up to $11.8 million in Hamilton and up to $5.7 million in Newstead. 

Frasers Property Australia’s luxury development in Hamilton, Rivers Reach, currently represents the last freehold collection of waterfront homes in this stretch, with the final, newly completed home now selling. Urbis Director Paul Riga said the lack of available sites and a greater emphasis on apartment living were driving the low supply, increasing the value of freehold riverfront homes.

“The extreme scarcity of riverfront property in inner Brisbane means it not only holds a higher value but has appreciated in value at a faster rate than non-riverfront homes,” Mr Riga said.

“Regular freehold properties in Brisbane LGAs grew 9.1 per cent per annum over the last five years, compared to the inner Brisbane riverfront market which grew 10.7 per cent. During 2022 and 2023, 36 per cent of all riverfront homes in Hamilton sold for more than $5 million, with six sales achieving more than $10 million. 

Scott Ullman, general manager development Queensland at Frasers Property Australia, said the final two-storey four-bedroom freehold home at Rivers Reach, designed by award-winning architecture studio bureau^proberts, was seeking offers over $4 million.
