Riverfront specialist GRAYA secures next Brisbane site in tightly held St Lucia

Following a period of strong sales momentum across its Gold Coast and Brisbane riverfront portfolio, GRAYA has moved to secure one of the city’s last remaining St Lucia riverfront sites, lodging plans for a new boutique apartment project at 16–18 Sandford Street.

The proposal for Silk comes as prestige development activity intensifies along the tightly held St Lucia-Toowong riverfront corridor, where demand for high-quality owner-occupier apartments is rising and opportunities for genuine riverfront development are becoming increasingly scarce.

With genuine riverfront development parcels in St Lucia increasingly scarce, the proposal is expected to contribute to the suburb’s next phase as a boutique apartment enclave defined by lower density, larger-format residences and long-term owner-occupier demand. 

Occupying a defining bend of the Brisbane River, the site commands sweeping outlooks across extended river reaches, with a prized northern aspect over Orleigh Park to the Brisbane CBD skyline. 

The breadth of river frontage and dual-direction views afforded by the bend are increasingly difficult to secure across Brisbane’s riverfront, underpinning the long-term significance of the location. 

Few remaining riverfront sites in Brisbane offer a comparable combination of river breadth, CBD alignment, and protected northern park frontage.

GRAYA director Rob Gray said recent market activity had reinforced confidence in Brisbane’s premium apartment sector, particularly within established riverfront suburbs. 

“True riverfront opportunities in St Lucia are exceptionally scarce and increasingly difficult to replicate,” Rob said.

“What we’re seeing now is a clear shift toward larger, more permanent residences that offer the scale and privacy of a private home. 

"Buyers in this market are not looking for typical apartment product, they’re seeking longevity, design quality, and a sense of permanence. 

"Silk has been conceived specifically to respond to that next phase of demand.”

The lodgement follows sustained buyer engagement across GRAYA’s recent riverfront and Gold Coast projects, reflecting continued demand for tightly held, design-led residences in blue-chip riverfront locations. 

GRAYA is currently delivering ARC Residences with Spyre Group and Heirloom by MOLTI, alongside the recently sold 17 Julius Street, which set new benchmarks for riverfront apartment sales in Brisbane, positioning GRAYA at the forefront of Brisbane's premium riverfront apartment market.

While several new residential projects are entering the wider St Lucia-Toowong corridor, genuine riverfront opportunities remain tightly constrained. 

Positioned directly on the river, Silk will comprise 22 residences and is expected to attract strong interest from discerning local homeowners, and prestige buyers seeking a permanent address within Brisbane’s inner west.

Construction on Silk will commence in late-2026, and is expected to be completed by 2028.
