CoreLogic’s 2023 ‘Best of the Best’ report released last month revealed Brisbane suburbs claimed 4 out of the top 10 spots in capital city unit value growth, while according to SQM Research, the Sunshine Coast is proving itself as one of Australia’s most undersupplied and best-performing rental markets over a prolonged period with a rental vacancy rate of just 0.6%.

Over the coming years, Queensland is set to welcome multiple developments – a testament to the continued demand for apartments in the state. Apartments&Developments deep-dives into three of these projects now under construction, expected to be completed this year or early 2025.

Brisbane: Sorano House

Over in Brisbane’s blue chip Kangaroo Point, the ultra-exclusive Sorano House commands a riverfront location in the suburb’s highly coveted and tightly held Hamilton Street. The site, directly on the river and city edge, is one of the last development opportunities in this peninsula with guaranteed, never-to-be-built-out views.

“The vision for Sorano House was to exceed the luxury expectations of buyers in the high end of the luxury Brisbane marketplace and to deliver a property that was genuinely irreplaceable,” revealed Sam Sgroi, Development Director of Trezetto Developments.

“It meets the demand for a genuine inner-city generational property.

“Each of the full-floor homes spans 350 sqm, offering 35 metres of frontage that captures uninterrupted 180-degree views of the city skyline, Story Bridge, and river below.”

With only seven residences at Sorano House, one per floor, the development is truly set apart from others in Queensland’s competitive real estate market. Its once-in-a-generation location grants its residents seamless connectivity to the city, soon to be even closer connected by the new Kangaroo Point Green Bridge.

“Sorano House provides an unmatched and elevated lifestyle, with amenities akin to that of a much larger building or a five-star hotel,” adds Phillip Rand, Project Director at YPM Group.

“The resident’s amenities include a boutique resident’s gym, Himalayan salt sauna, pool area, and private dining room complete with private wine store.”

With four of the seven residences now sold, Sorano House is 60% sold out. The 683 sqm double-storey Penthouse with private rooftop is to be released to market next month. The project is expected to be completed in Q1 of 2025.

Down the road, Laani is in the midst of the Gold Coast’s construction boom, positioned in one of the beachside city’s most sought-after suburbs, Mermaid Beach. The residential-only building of 47 apartments is currently under construction and due for completion at the end of 2024.

Gold Coast-based property developer Dankav chose to take on another building on Mermaid Beach’s Alexandra Avenue after the overwhelming success of its previous award-winning building Mali Residences on the same street.

“Laani is located beachside of the Gold Coast Highway on a preferred north-east aspect site with breathtaking views of the city and coastline,” said Dean Muldoon, New Developments Managing Director at LJ Hooker Broadbeach.

“Buyers have been loving the project’s residential-only aspect, with large open-plan living apartments that boast generous oversized balconies and panoramic views.”

“What’s more, residents will have access to Laani’s full floor of amenities tailored to enhance their beachside lifestyle,” Dean adds.

On this floor will be a heated lap pool, private sky dining area, sunken lounge area with BBQ facilities, private cinema, fully equipped gymnasium, sauna, and private office spaces to cater to those working from home or studying.

Further enhancing this beachside way of living, Laani’s address positions residents just 200 metres from the Gold Coast’s renowned 57-kilometre stretch of golden beaches. With entertainment, dining, and world-class shopping also nearby, including the Star Casino, Gold Coast Convention Centre, Pacific Fair Shopping Centre, Light Rail stop, Cascade Gardens, local parks, and the Broadbeach dining and entertainment precinct, this is beachside living at its finest.

Sunshine Coast: The Corso

Conor Cochrane, part of Habitat Development Group’s sales team, deems Maroochydore and the Sunshine Coast one of the country's most undersupplied and best-performing rental markets.

“With a very limited pipeline of new projects coming out of the ground and coupled with record population growth, the Sunshine Coast continues to cement itself as one of the most liveable cities in Australia,” Conor said.

“With the economy already rivalling that of Adelaide and Canberra, and with the Federal Government committing $1.44 billion to fund the heavy rail connection to Brisbane and a number of Federal and State Government funded infrastructure projects leading into the 2032 Olympic Games, the Sunshine Coast will continue to cement itself as one of the premier regional economies.”

Habitat Development Group’s Maroochydore apartment development is a testament to this belief.
