The Henny construction team, led by project manager Luke Mead, is currently pouring the level two slab, while the basement level below has been stripped of formwork and fitted with permanent lighting. The team is on track to top out in October, and Luke's confidence in hitting that milestone is backed by the crew and subcontractors behind him.

Clifton Hill sits quietly at the top of Melbourne's inner-north pocket - a suburb that residents tend to arrive in and never quite leave. Edinburgh Gardens is a short walk away, while Clifton Hill Village is on the doorstep.

Designed by Cera Stribley, the building's 32 north-facing residences reflect a considered approach to inner-city living: natural stone benchtops, Miele appliances, engineered timber floors, full-height windows and concrete-finish ceilings sit alongside private outdoor spaces and concealed air conditioning.

A 7-star NatHERS energy rating means the homes perform as well for the environment as they do for the people living in them. Shared amenity includes a dog wash station and an internal atrium - considered inclusions for a boutique building of this scale.

“When we acquired 33 Queens Pde, we knew immediately that it deserved something considered and lasting,” said Prime Edition managing director Eric Loi.

“Our ambition from the outset was to deliver a building that felt like it had always belonged here, and watching the structure take shape this spring, I think we're achieving exactly that."

Completion is expected in spring 2027.
