There’s a particular kind of luxury that sometimes comes second in property, after the stunning stone benchtop or the rooftop pool - though Murano has those too.

It’s the luxury of not needing the car. Of having the river, the coffee, the groceries, the restaurants you already love and the places you haven’t discovered yet all within a short walk of home.

At 37 Wyandra Street, Teneriffe, that’s not an aspiration. It’s just Tuesday.

A neighbourhood years in the making

Great neighbourhoods aren’t created overnight. They grow, change, and find their character over time. Teneriffe is one of those places. What was once a working riverside precinct, defined by its historic woolstores and industrial past, has evolved into one of Brisbane’s most connected pockets. The arrival of Gasworks, the maturation of James Street as one of the city’s premier lifestyle precincts - it’s taken decades of sustained investment to create a neighbourhood with this kind of depth.

What makes Murano’s position on Wyandra Street particularly compelling is that the work is largely done. This is an established, walkable, complete inner-city neighbourhood. The question isn’t whether it’s arrived - it’s what the next chapter looks like.

A beauty of an ordinary day

Picture a morning at Murano. You leave the building and walk five minutes to Gasworks Plaza - Woolworths, the pharmacy, and a coffee on the way. You loop back along the Teneriffe Riverwalk, 500 metres from the front door, past New Farm Park and the river’s slow morning energy. Back home in under 40 minutes, without having started a car.

The evening looks different. Six minutes on foot to James Street - some of Brisbane’s most recognised restaurants, cafés, fashion, and lifestyle destinations strung along one of the city’s best-loved strips. Or along the river to Howard Smith Wharves for dinner with a captivating view. Or a short walk to New Farm Village where your favourite table feels like an old friend and the waitress already knows your usual order. Or perhaps an impromptu film at Palace James St Cinemas, a 12-minute walk away.

The ferry terminal at Teneriffe, 500 metres from Murano, seamlessly connects you to the broader Brisbane river network when the mood takes you further.

It’s that life here doesn’t require planning - it just happens.

What’s still to come

The neighbourhood that surrounds Murano is already exceptional. What’s particularly exciting is where it’s headed.

Frank Developments - the developer behind Murano - has secured two additional sites on Wyandra Street: Ducale at 33 Wyandra and The Francis at 22 Wyandra - a deliberate effort to shape the character of the precinct they’re building within.

At The Francis, the ground level has been designed specifically to foster local enterprise, like boutique operators, micro-businesses, and casual food and beverage offerings that add energy and variety to neighbourhood life. The kind of ground-floor activation that makes a street feel lived-in rather than transactional.

By the time Murano residents move in at the end of 2028, Wyandra Street will be a meaningfully different place than it is today, and the investment that’s shaping it is already underway.

The homes

Across 10 levels, Murano offers 45 residences - two-, three-, and four-bedrooms, including two half-floor penthouses on Level 9.

Designed by BYculprit, the building takes its name from the Venetian island renowned for centuries of artisan craft, and the interiors live up to it.

Sculptural flowing curves, cascading greenery, and warm timber battens create a façade that responds to its riverside setting.

Inside, travertine and natural stone sit alongside European oak flooring, 100% wool carpets, and fully integrated Miele appliances. Rooftop amenity includes a pool with private cabanas, a wellness studio and sauna, BBQ terrace with pizza oven, private dining, and a rooftop putt-putt green - all overlooking the Brisbane skyline.

For those who are trading a larger home for something more considered, Murano offers a different kind of proposition. The luxury isn’t in having everything within your own four walls, it’s also in stepping outside and finding the river, the restaurants, the cafés, and the places you already know all around you. That’s the luxury of staying local - and at Murano, it comes as standard.

Two-bedroom residences are priced from $1,925,000, with two bathrooms and one car parking space.

The display suite is open by appointment at 5/9 Longland Street, Newstead.
