Spring is well underway, with summer knocking at our doors. We all know the warmer weather brings beach days, weekend barbecues, and bountiful blooms. But did you know that as the weather heats up, so does the real estate market? We talked to two developers to get their take on selling during spring.

As temperatures rise and the days get longer, we find ourselves more active, spending time outdoors and taking in the fresh greens that come with the spring. This warmer weather has also been found to impact the property market, warming homebuyers up to move from the dreaming phase to the actively purchasing phase.

To confirm this belief, we spoke to two of Australia’s renowned real estate groups, Urban Activation and Jellis Craig Projects, to see if they have observed this trend in their apartment developments currently selling off the plan.

Stephen Bowtell, Director of Jellis Craig Projects, has observed this trend in Malvern East apartment project, Maléa, as Australia transitions from winter to spring and summer.

“Spring is the strongest selling season in Melbourne,” Stephen affirmed.

“Local properties present best with their gardens in full bloom.

“We find buyers want to have certainty leading into the new year with a purchase.

“Warmer months are at the end and the beginning of the year – both times are great motivators for a new move.

“Close out the year with a plan in place or start the year with plans for your next move.”

Presenting a limited offering of just seven luxury residences on Central Park, Maléa’s residences will overlook park views from architecturally designed interiors by Ewert Leaf.

Being located parkfront, Maléa is within walking distance of verdant green spaces and abundant local amenities – ideal for the warmer months.

“Central Park is located directly across the road – perfect for walking the dog or catching up with friends over the summer,” said Stephen.

“It is also just minutes’ walk to the newly opened Grazia Restaurant, meaning residents can take a beautiful walk through Central Park on a summer’s night to dinner.”

With landscape architecture firm John Patrick also on the team, it’s no wonder buyers have been loving this parkfront address, especially this time of year when Central Park is at its best.

Surfers Paradise apartment project, Vista, has also seen a rise in apartment sales. Matt George, Director of Sales & Marketing at Urban Activation, said, “As we get closer to breaking ground on site, we’ve started to see a surge in local down-sizer enquiries, with a range of larger three and four-bedroom apartments capturing panoramic views over the Gold Coast.

“The Gold property market is strong,” he continued. “Consistent demand has continued to go from strength to strength.

“The Gold Coast is at its best from September to March with strong interstate tourism and migration continuing.”
