Construction update

With the structure complete and the building officially topped out, work has moved into fit-out and services. Joinery is in production, and stone selection is underway with Signorino. The first shipment of porphyry for the ground floor has landed - a material choice that speaks to the texture and design language running through the building. KONE lifts are on site, and Energex’s permanent power connection is ahead of schedule, with transformers and connections due this month.

Mechanical and air conditioning units are being installed, tapware is on order, and the first round of appliances is due for delivery in September. Glazing has progressed past the halfway mark across the building, and paint preparation is now underway.

It’s all on track for a Q1 2027 completion.

Sales and buyer trends

Another success for the development, Watts & Wright has recorded three riverfront sales above $5 million this year, led by sales agent Courtney Caulfield. Those results are helping lift property values along Byron Street and set a new benchmark for premium riverfront living in Bulimba.

The buyer pool has skewed hyper-local: the majority of purchasers already live on Byron Street, choosing to stay in the neighbourhood rather than move away from it, but looking for a more premium home.
